THIS WARRANTY DEED, made and executed the 21st day of November, 2018 by
M.J.T. Holdings, Inc., a Florida Corporation
whose post office address is: 5801 S. US Highway 1, Fort Pierce, FL 34982, herein called the grantor, to
John S. Brady and Lynne K. Brady, husband and wife
whose post office address is: 526 Sweet Bay Circle, Jupiter, FL 33458, hereinafter called the Grantee:
(Wherever used herein the terms `grantor" and 'grantee" include all the parties to this instrument and the heirs, legal representatives and assigns of individuals. and
the successors and assigns of corporations)
W I T N E S S E T H: That the grantor, for and in consideration of the sum of TEN AND 00/I00`S ($10.00) Dollars and
other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases,
conveys and confirms unto the grantee all that certain land situate in ST. LUCIE County, State of Florida,
viz:
The North 165 Feet of the South 330 Feet of Lot 6, Block 2, Section 24, Township 36 South, Range
40 East, Plat No. 1, of St. Lucie Gardens recorded in Plat Book 1, Page 35, of the Public Records of
St. Lucie County, Florida. Subject to the East 30 feet for road utility and Drainage purposes.
Subject to the South 20 feet for access easement.
Subject to easement, restrictions, and reservations of record and to taxes for the year 2018 and thereafter.
TOGETHER, with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND, the grantor hereby covenants with said grantee that except as above noted, at the time of delivery of this Special Warranty Deed
the premises were free of all encumbrances made by them, and they will warrant and defend the same against the lawful claims of all
persons claiming by, through or under grantor.
This deed may be signed in counterparts.
