Truck traffic is anticipated to be very low and can use the full width of the driveway. The culvert pipe shall be a minimum of 15 inches or equivalent. The plan currently calls for a 12-inch pipe Comment addressed Dimension the radius of return on the driveway. A minimum radius of 25 feet will be required, 35 feet if truck traffic is expected. Comment addressed Stormwater treatment at a 2:1 ratio is required for each additional square foot of impervious area being added. Please identify on the plan the location and volume being provided. The site has been regraded to expand the existing stormwater treatment area and create a secondary stormwater retention zone to assist with storage and percolation. The new areas increase the storage volume by 2,070 cubic feet. The existing parking seems to have an existing parking space to the south of the accessible ramp and entrance. The proposed parking shows all spaces to the north. This creates a pinch point behind the northernmost space. Additional pavement should be provided behind the northern parking spaces to provide proper back out and drive aisle dimensions or the parking should be shifted south to avoid the pinch point. Comment addressed. Parking spaces have been relocated south to avoid the pinc point. Is curbing proposed along the paving at the rear of the site? If so, provide a detail for the proposed curbing . No curbing is proposed. The driveway is bordered by a header band. The detail for the header band is provided is provided in sheet 2. Accessible parking shall comply with current FOOT and ADA standards.Comment addressed The grading should flow away from the north property line and towards the required stormwater treatment area.
