Ideally; residential landscapes should provide a backdrop of native plantings. All plant material shall be Florida #i or better as defined by the latest edition of Grades and Standards for the Nursery Plants published,by the State's Department of Agriculture and Consumer Services in Tallahassee. Environmental sensitivity is a goal of the Development. Existing vegetation should be retained where possible and excessive use of fertilizer, pesticides, andwater-intensive species is discouraged. The Owner and Landscape Architect must utilize only the plants and materials enumerated on the Landscape Materials List. To prevent infestation and damage to native plants in the Development, the Owner must remove from the Home Lot any species specifically identified for such removal on that list. The Owner and Landscape Architect must also comply with any landscape requirements for certain Home Lots within the Development as set forth in these specifications. No trees shall be permitted along common property lines unless approved by the ARB. No trees may be placed in the rear of oceanfront lots that may obstruct views of neighboring homes unless approved by the ARB. Vacant lots (lots without homes) can receive a minimal amount of landscaping subject to ARB approval. Trees and Palms No more than io% of the tree credit maybe palm trees. (Two palms equal one tree.) Tree and palm locations must be coordinated with street tree locations. Street trees must be shown on the Landscape Plan. A minimum of 5o% of trees and palms shall be cold -hardy species. All canopy trees counted as tree credits shall be a minimum of 4" Caliper. Trees or palms planted in sod must have mulch rings to protect them from maintenance equipment and string trimmers. All canopy trees counted as tree credits must be a minimum of 3.5" Caliper. Existing trees may not be removed from the rear yard of a Home Lot without prior written consent of the ARB. The ARE may require that such trees be relocated or replaced. Newly planted trees must be maintained in perpetuity by the Owner and replaced within thirty days after the ARB's determination of unsuitability or death. Shrubs and Groundcouer A minimum of 75% of shrub and groundcover plantings mu st be native to Florida. A minimum of 5o% of the shrubs and groundcover must be cold -hardy species. Annual planting must not exceed 5% of the total footage of groundcover planting. Annual plantings will be installed by the HOA on a quarterly basis. Grass All grass area must be installed with sod and approved by the ARB prior to installation. The Development's specified grass is St. Augustine "Flora tam". This is also the grass used in the streetscape area and is installed and irrigated to the street pavement edge. MULCH OR STONE All planting beds must have a three-inch layer of red mulch, large white river rock, or egg rock. Artificial materials No synthetic or artificial plant material may be used. Foundation Planting Foundation planting is not required for the sides and rear of the Homes. Any planting in these areas is at the option of the homeowner. Side Yard Planting Side yard plantings must not obstruct access to the rear of the Home Lot or proper drainage. Earthwork Berms must present a natural, free -flowing appearance and must not be higher than two feet. Angular berms or planters created with timbers are prohibited. Berms must not create surface drainage problems. Topiaries Pruning trees or shrubs into odd, irregular shapes is prohibited except for hedges and individual pieces. All pruning must be done in accordance with Natural Arborist Standards. Topping and hat racking of trees is prohibited. Maintenance At the Owner's sole expense, the POA will provide all ongoing horticultural maintenance and care with the intent of sustaining at a minimum the landscaping quality level as established by the Declarant at the time of initial installation. Irrigation All landscape areas must be provided with an automatic underground irrigation system to the back of the curb of the adjacent street and to the rear lot line of the Home Lot. The use of a rain switch is required. All Home Lots must use the irrigation water source provided by the POA which must utilize reclaimed water by St. Lucie County Utilities. Each new home is required to use the reclaimed water for irrigation. Each Horne Lot will have an automatic irrigation system controlled by the Owner. The irrigation system will adequately provide water to the entire Home Lot (including the common area between the sidewalks when applicable) and the street curb in front of each Home Lot. Any irrigation or water usage on or originating from the Home Lot must be in accordance with the Owner's Water Conservation Requirements, if applicable. Any violation of such requirements is considered a material violation of the Design Guidelines. Garden Features and Ornaments The installation and location of fountains, statues, or other exterior artistic or display features of any Home are subject to the ARB's prior written approval. In general, such features must be located in secluded areas of the Home Lot in close proximity to the Home.
