Subject: Crowne Plaza - Minor Adjustment to a Major Site Plan
Dear Mr. Gilmour.-
The St. Lucie County Development Review Committee has reviewed your application for a minor
adjustment to the above referenced project and has determined it to meet the minimum technical
requirements of Section 11.02.05(E), St. Lucie County Land Development Code. This site plan
approval becomes effective immediately. The purpose of this adjustment is to construct a 10 by 12
enclosure for a chlorine storage tank.
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permits
must be obtained from this department. Building permit applications may be submitted at any time
following the receipt of this notice. For specific information on the composition of these
submissions, including applicable fees, please contact the St. Lucie County Public Works
Department- Building and Zoning Division at 462-1553.

5 A RESOLUTION GRANTING MAJOR SITE PLAN
6 APPROVAL FOR THE PROJECT KNOWN AS CROWNE
7 PLAZA

9 WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
10 testimony and evidence, including but not limited to the staff report, has made the following
11 determinations:

13 1. Crowne St. Lucie Associates, Ltd.., has applied for major site plan approval for the
14 retail/business/vehicle storage project to be known as Crowne Plaza consisting of
15 two - 22,020 square foot buildings and a Boat and RV Storage area for property
16 located at the southwest comer of the intersection of South U.S.Highway No. 1 and
17 La Buona Vita Drive in the CG(Commercial,General)Zoning District for the property
18 described in Part B.

20 2. The Development Review Committee has reviewed the site plan for the proposed
21 project and found it to meet minimum technical requirements of the St.Lucie County
22 Land Development Code and to be consistent with the future land use maps from
23 the St. Lucie County Comprehensive Plan.

1 NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie

5 A. Pursuant to Section 1 1.02.05 of the St. Lucie County Land Development Code, the site
6 plan for the project known as Crowne Plaza, is hereby approved as shown on the site plan
7 drawings for the project prepared Mathews Consulting, Inc.,dated December 1,2003,and date
8 stamped received by the St. Lucie County Community Development Director on December 1,
9 2003, for the property described below, subject to the following conditions

11 1. The developer,his successors or assigns,shall provide a conservation easement
12 to St. Lucie County for the preserve area. Such easement shall be in perpetuity,in
13 favor of St. Lucie County,include a Habitat Management Plan,and provide forthe
14 long term maintenance of the preserve area.

16 2. Prior to the issuance of a building permit, the developer, his successors or
17 assigns, shall provide a joint access agreement for the shared driveway on the
18 east boundary of the subject property.

33 the appropriate State and Federal regulatory authorities,including but not limited to;the United M
34 States Army Corps of Engineers,the Florida Department of Environmental Protection,and the
35 South Florida Water Management District, prior to the issuance of any local building permits of rn
36 authorizations to commence development activities on the property described in Part B.

39 E. A copy of this resolution shall be attached to the site plan drawings described in Part A,
40 which plan shall be placed on file with the St. Lucie County Community Development Director.

43 F. The revised certificate of capacity, attached as Exhibit A, shall be valid for the same
44 period as this order. If this order expires or otherwise terminates,the certificate of capacity shall
45 automatically terminate.

I G. A copy of this Order shall be mailed,return receipt requested to the developer and agent
