The boundary& Tidal Water Survey deemed to be correct.
Chapter 177, Part II, Coastal Mapping.
177.28 Legal significance of the mean high-water line.—
(1) Mean high-water line along the shores of land immediately bordering on navigable waters is recognized and
declared to be the boundary between the foreshore owned by the state in its sovereign capacity and upland subject to
private ownership. However, no provision of this part shall be deemed to constitute a waiver of state ownership of
sovereignty submerged lands, nor shad any provision of this part be deemed to impair the title to privately owned
submerged lands validly alienated by the State of Florida or its Legal predecessors.
(2) No provision of this part shall be deemed to modify the common law of this state with respect to the legal
effects of accretion, reliction, erosion, or avulsion.

The Professional Surveyor and Mapper established and surveyed the mean high-water line correctly.
The property appraiser's GIS map and layers are not accurate, and it doesn't substitute the boundary survey.
It is only for information purposes only.
Although, the Professional Surveyor and Mapper must submit this survey to the DEP.
177.37 Notification to department. —Any surveyor undertaking to establish a local tidal datum and to determine the
Location of the mean high-water line or the mean tow -water line shalt submit a copy of the results thereof to the
department within 90 days after the completion of such work, if the same is to be recorded or submitted to any court
or agency of state or local government.

Good afternoon Alexey,
I am looking for assistance in a complicated situation. The attached survey is for 5050 N A1A, 1414-220-0005-000/5. 1 arr
confused about the legal description, total sf. and the length of the side property lines. The Information in the Property
Appraiser's Records appears to be contradicting. The survey indicates that the property lines are going all the way to
the ocean. However, the property appraiser's records indicate the side property lines about 191' (see below copy of the
map).
The legal description indicates that the property to be 0.48 AC while the total areas on the property card indicates the
land size is 0.3 acres. Would you be able to assist with my questions? I would greatly appreciate your help.
