Any significant changes to the project must be reported to the office and will be subject to review. Tile must be installed with an underlayment that has an Impact Insulation Class (or IIC) rating of 60 or above. Please note that tile underlayment must be visually approved by the Office PRIOR to the installation of tile. NO ALTERATIONS TO ANY CONCRETE STRUCTURE IN THE UNIT IS ALLOWED. All concrete floors, walls, and supports inside drywall are the Association’s. No alteration such as cutting or notching a channel for overhead electric or to recess plumbing in the floor is permitted. Units will be inspected by staff during the renovation and violations will cause your work to cease. Contractors are permitted to work from 8:00 a.m. to 4:00 p.m. weekdays and must be off the property by 4:30 p.m. No weekend work is allowed. Your contractor must contact the Office BEFORE the project starts so that he/she may be given the rules and working requirements. All contractors must be properly licensed and insured; proof of licensing and insurance must be presented to the Office before work begins. No construction debris of any kind is allowed in the Association dumpsters. All demolition debris must be removed and disposed of by the contractor. NO WORK OF ANY KIND is allowed on the walkway outside the unit per St. Lucie County Fire Code. All materials and supplies must be kept inside the unit and may not be stored on the walkway at any time. Owners must monitor their contractors. All common property (elevators, stairs, walkways, railings and walls) must be protected during construction and will be inspected after project completion. The cost to repair any damage will be billed to the unit owner. If you have any questions, please contact me.
