THIS WARRANTY DEED, made the .46 -&t day of August, 2021 by Carol A. Tibbs, a
single woman, whose post office address is 136 Sandhill Boulevard, Fort Pierce, FL 34982,
hereinafter called the Grantor, to Lorenzo Alfaro and Maria Alfaro, husband and wife, whose
post office address is 466 Southwest Laconic Avenue, Port St. Lucie, FL 34953, hereinafter
called the Grantee:

instrument and the heirs, legal representatives and assigns of individuals, and the successors
and assigns of a corporation)
W I T N E S S E T H: That the Grantors, for and in consideration of the sum of SIXTY SIX
THOUSAND AND 00/100 (66,000.00) and other valuable considerations, receipt whereof is
hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and
confirms unto the Grantee all that certain land situate in ST. LUCIE County, State of Florida,
viz.:
The West 1/2 of Lots 1 and 2, Block 5, Dixieland Subdivision, an unrecorded plat,
according to the map thereof, as recorded in Deed Book 152, Page 403, of the Public
Records of St. Lucie County, Florida.
SUBJECT TO: all restrictions, reservations, covenants, conditions, easements, mortgages
and liens of record; all governmental zoning regulations, resolutions, and ordinances; and
taxes accruing subsequent to December 31, 2020.
TOGETHER with all the tenements, hereditaments, and appurtenances thereto belonging
or in any wise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants that the premises are free from all encumbrances
made by Grantor and Grantor does hereby bind Grantor and Grantor's heirs, successors,
and assigns to warrant and forever defend the title to the property to the Grantee above
named and Grantee's heirs, successors, and assigns, against every person lawfully claiming
the property, or any part thereof, by, through, or under the Grantor, but not otherwise.
This property is not the homestead of Grantor and is not contiguous to the homestead of
Grantor.
