WORK INSPECTED:
Limited access balconies – Units 102, 201, 301, 401, 701 & 901.
OBSERVATIONS:
Unit 102
• The vertical shutter track has been removed from south jamb of the master bedroom sliding glass door (SGD).
• Loose stucco and concrete have been removed and the corroded reinforcing has been exposed.
Unit 201
• Demo is in progress at the ceiling spall.
• The spalling area does not warrant removal of the hurricane shutter track now.
Unit 301
• Hurricane shutters adjacent to the master bedroom SGD have been removed.
• The surface spall at master bedroom SGD has been chipped of all loose concrete and corroded reinforcing has
been exposed.
• The corrosion extends under the door track and into the unit.
• Chipping at the ceiling spall along the east edge is in progress.
• The corrosion in the bars continues to the east balcony edge.
Unit 401
• Loose stucco was removed from the north column, and sound concrete was found behind the stucco.
• A ceiling spall was found at the interior of the unit along the living room SGD.
Unit 701
• Loose stucco was removed from the ceiling and sound concrete was found behind the stucco.
Unit 901
• The column spall at the northeast corner has been chipped and removed of all loose concrete.
• The shutters have been removed from the west facing balcony adjacent the breakfast nook SGD.
• The surface spall adjacent to the SGD has been chipped and corroded bars have been exposed.
• The corroded reinforcing bars have been cleaned and primed at both spalled areas.

RECOMMENDATIONS:
Units 102 & 201
• Continue to chase the corroded reinforcing bars until clean bars are found.
• Power tool clean and prime with the approved corrosion inhibitor.
Unit 301
• Provide a temporary weather wall at the master bedroom SGD.
• Remove the door panels and the bottom door track.
• Chase the corroded reinforcing bars until clean bars are found.
• Continue to chip loose concrete at the ceiling spall and along the east edge.
Unit 401
• Provide a temporary weather wall at the living room SGD.
• Remove the door panels and top door track.
• Chip all loose concrete in the ceiling and chase the corrosion.
Unit 701
• Repair the stucco to match the surrounding areas.
Unit 901
• Concrete placement is approved for the repaired areas at the column and the surface spall adjacent to the SGD.
All areas of repair shall be verified by the Engineer of Record prior to new concrete placement.
