Claim Information
* Remove existing roofs down to sheathing and dispose of with the use of onsite dumpsters.
Replace any rotted, or damaged sheathing (to be documented with photos and reviewed by Client).
Re -nail all sheathing to code with galvanized 8D ring shank nails.
Install new Carlisle WIP-Grip self -adhering underlayment tied into existing in accordance with product approvals.
Install all new flashings: valley, drip -edge, wall flashing, counter flashing, gooseneck vent flashing, bird stop flashing as
needed.
" Install Owens Corning Duration Dimensional Shingles with Stainless Steel Ring Shank Nails.
• Install Ridge/hip Caps as well as Shingle -over Ridge Vent.
Install new plumbing leads.
* Sealant and Caulking of all necessary flashings.
*2'x4' Self Flashing glass impact Sky -light. 4 Total

Ridgeline is a family -owned company with over 40 years of experience in the Treasure Coast area. That experience includes all manners of roofs,
whether flat, shingle, shake, tile, or metal, residential or commercial - we possess that skill set.
We are a Certified, Bonded, and Insured Roofing Contractor in the state of Florida. Our team of professionals are keenly knowledgeable in all
local codes and requirements, OSHA standards, and selection of superior materials and installation methods. These attributes ensure the
customer is provided "First -time -quality" and peace of mind in their home or business improvement investment.
ASSUMPTIONS:
*Ridgeline will assume responsibility for the demolition, removal, and disposal of the existing roofing materials in accordance with all applicable
codes and standards.
Ridgeline pricing is based on the specified roof areas. We reserve the ability to seek payment for any work done outside of the scope of work
(Example: fascia repair, woodwork, gutters, framing, stucco, siding.)
* Ridgeline assumes the existing roof sheathing (and structural framing) is sound and adequate for reuse. Additional panel replacements are
subject to a $1001paneI charge. Framing repairs are not included in the estimate and any required repairs will be submitted to Client for approval.
* Ridgeline assumes the responsibility of securing the roofing permits from Indian River County Building department. Ridgeline will also be
responsible for scheduling of Inspections: Sheathing, Dry -in, Flashings, In -progress, and Final Inspection.
* Ridgeline assumes no responsibility for drywall work, or interior work needed after skylight replacement or from exiting leaks.
* Ridgeline assumes responslbIIlty of all adjacent surfaces to the roofing project Including landscaping and AC units.
Ridgeline assumes electricity and water are to be provided by client.
* Ridgeline assumes no responsibility for existing gutters. Ridgeline does not figure for gutter replacement in this price.
*Ridgeline assumes the roof deck (Truss's and sheathing) are straight and uniform. If there is any bowing or deformed roof deck areas it will
affect the appearance of the roofing material used. Same issues involve oil canning of metal roofing panels, and dipping shingles/tiles etc.
EXCEPTIONS:
'Ridgeline reserves the right to delay work attributable to unforeseen weather that significantly impacts production.
"Ridgeline Roofing is not responsible for painting, soffit, fascia, gutters or stucco work. Any work beyond this scope of work will be done on a
Time and Material basis.
WARRANTY
We, RIDGELINE ROOFING LLC, Contractor for the above -referenced project, hereby warrants that all labor and materials fumished, and work
performed is in compliance with contract documents and authorized modifications thereto and will be free from defects due to materials or
workmanship for a period of (10) ten years from the Date of Completion. Should any defect develop during the Warranty period due to improper
materials and or Workmanship, shall be made good by RIDGELINE ROOFING LLC at no expense to the Owner.
The Owner will give RIDGELINE ROOFING LLC written notice of defective Work. Should Ridgeline fail to correct defective Work within 60 days
after receiving written notice. The Owner may, at their option, correct defects and charge RIDGELINE ROOFING LLC the costs for such
correction. RIDGELINE ROOFING LLC agrees to pay such charges upon demand. Warranty is Void if another party alters original work.
TIME + MATERIAL COST/ PAYMENT SCHEDULE
Deposit 40%
After Dry -in 40%
Completion 20%
Ridgelines time and material costs are $70 per man hour plus material costs.
TERMS AND CONDITIONS: Work will begin on the project after the following items are received by RIDGELINE ROOFING LLC; aj signed
contract, b) payment due upon acceptance In accordance with Payment Terms, and c) permitting. All damaged woodwork that is repaired shall be
billed at _20_% over time and materials. RIDGELINE ROOFING LLC is not responsible for: a) any gutters damaged throughout the course of
the roofing project; b) re -installing I!ghting protection, and c) any damage to owners' driveway that may occur during the construction work or
delivery of materials for the project. Ail material is guaranteed to be as specified. All work shall be completed in a workmanlike manner in
accordance with acceptable strand practices. Any modification or deviation from this contract must be made in writing and signed by RIDGELINE
ROOFING LLC and owner (collectively the "Parties"). The Parties shall attempt to amicable resolve any controversy or claim between them
arising out of or relating to this contract or breach thereof by pre -suit mediation, In the event the controversy or claim cannot be resolved at pre -
suit mediation, then either party may choose to resolve the dispute by binding arbitration administered by the American Arbitration Association
under its Construction Industry Arbitration Rules, and judgment on the award rendered by the arbitrator(s) may be entered in any court having
jurisdiction thereof. The Arbitration panel will adhere to the requirements and terms contained in this contract. In the event such claims are
litigated in court, the Parties waive the right to a jury trial. If RIDGELIKE ROOFING LLC incurs any expense in the collection of payments or
enforcing terms of this contract, whether a suit is brought or not, the Owner agrees to pay all such costs and expenses including reasonable
attorneys' fees incurred by RIDGELINE ROOFING LLC. There are no promises, agreements, or understandings between the Parties which are
not expressed in this contract.
This proposal becomes a contract upon signing. RIDGELINE ROOFING LLC shall furnish all material and labor to oomplete the work specified
herein in accordance with the specifications, terms, and conditions set forth above.
