The primary problems are where the roof meets a wall or balcony which occurs on both lower front roofs. This is extremely poor workmanship that was photographed as parts of the roof were being removed and reroofed. The paint finish of the roof in these areas had numerous scratches. The pictures depicted focus on more serious deficiencies and the causes for the water leaks we experienced. Starting with the simplest mistakes, here's corners misaligning over the entry. And also on this flashing. And on this flashing below the balcony columns. Here's the type of flashing you used where the garage roof meets the front balcony. There was water under the balcony membrane. This is being replaced with a Z flashing covering 3" back on the deck and 3" over the roof stopping any chance of water getting through. This is one of the places water leaked through the roof and into the garage. Here's tie down clips more than 17" apart and not in accordance with our contract which calls for a maximum of 12" (on center) spacing. Here's another area over the garage where the water came in. The picture shows the flashing not set at the proper height and the membrane not even reaching under the flashing. The concrete block is visible between them with no waterproofing. Here again is a picture showing roof membrane over the entry where it doesn't even reach the flashing. You are looking at a bare concrete block wall between the membrane and the -flashing. The membrane should have been tucked all the way up under the flashing. Water also came through this roof. Here's the lower corner with no water protection at all. These pictures summarize the problems we had early on with your employee Mike, supervising the waterproofing of these roofs and decks. It came as no surprise that you later fired him. When I called you and informed you that water was leaking in through both front roofs, you refused to meet with me at the site to view these deficiencies. Instead you sent your workmen to cover over these problem areas. Doug Roe is the state licensed roofer whose license qualifies your company to work in this state and on my job. Doug didn't spend any time on my job giving your workmen any supervision. None of the people you sent to my job were qualified to do the work they were sent to perform. They needed supervision. It was your refusal to recognize these deficiencies in your work and meet in person at the site to make plans to properly correct them that lead to your termination on this project. A true professional would not have let this happen and a true professional is now reroofing your work. All these expenses will be charged back to you. I believe that we will most certainly being heading to the courtroom to settle this. I've retained John Copeland to represent us in this matter. You can have your attorney get in touch with him. I would like to resolve it as fast as possible and in accordance with the terms of our contract.
