HWY A1A – (NORTH BLDG – BLDG. A) – FT. PIERCE, FL 34949 SLC BUILDING PERMIT NUMBER: 2106-0287 PROJECT NAME: Ocean Harbor South Condos – 2021 Balcony Repairs – N. Bldg. / Bldg. A DATE: November 30, 2021 CLIENT: Elliott Merrill Community Management LOCATION: Ft. Pierce, FL CONTRACTOR: Structure-Con PROJECT MGR: Mr. Khris McConnell INSPECTED BY: Mike Lue WEATHER: Sunny WORK INSPECTED: Units 808 OBSERVATIONS: Unit 808  Proscan provided a general location of the (6) PT cables inside the unit.  The cable anchor live ends were located by Structurecon at the balcony edge and were found to be approximately 12” in from the edge, which is unusual.  The cable anchors are not original and appear to have been replaced sometime ago.  The cables will be spliced close to the window inside the unit near the south wall and will be accessed from both the exterior wall as well as inside the unit.  The ceiling spall above the south SGD has been prepared, reinforcing bars cleaned and approved for repair mortar. The repaired bar is to be adjusted to maintain the maximum concrete coverage possible. RECOMMENDATIONS:  Verify with the post tension technician if they can utilize the existing PT anchors since they are in good condition when replacing the cables. Using the existing anchors would not require additional demolition at the slab edge.  Stagger the barrel splices for maximum concrete coverage  The uniform cable the west end of the balcony that is broken and require splicing is to be moved above the bands when being replaced.  The door in the unit below may require removal and re-installation since a full depth repair may be required under the door. ______________________________ Michael Lue, P.E.
