HWY A1A, FORT PIERCE, FL 34949 SLC BLDG. DEPT. PERMIT NUMBER: 2106-0405 PROJECT NAME: Bryn Mawr Condominiums Concrete Repairs 2021 – Bldg. A DATE: December 1, 2021 CLIENT: Elliott Merrill Community Management LOCATION: Fort Pierce, FL CONTRACTOR: Daniello & Associates, Inc. PROJECT MGR: Mr. Chris Arias INSPECTED BY: Todd Rhoten WEATHER: Sunny WORK INSPECTED: Limited access balconies – Units 301, 401, 701 & 901 OBSERVATIONS: Unit 301 • The surface spall at the master bedroom door and the ceiling spall at the east balcony have been poured. • Surface spall has been ground and is ready for waterproofing and top coat. • Ceiling spall has been ground and is ready for stucco finish. • New wood buck installed at south jamb as per recommendations from previous report. • The temporary weather wall has been removed and the sliding glass doors have been reinstalled. Unit 401 • Edge repair has been poured at the east balcony and is ready for waterproofing and top coat. • A temporary weather wall has been placed at the north facing living room SGD. • The SGD panels and top track have been removed at the ceiling spall. • Corroded bars have been exposed, power tool cleaned, and are coated with approved corrosion inhibitor. • Concrete has been placed with the approved repair mortar. Unit 701 • Stucco has been repaired at (3) ceiling locations and is ready for paint. • Ceiling paint is peeling at other areas, but the concrete is found to be sound. Unit 901 • Stucco has been placed at the northeast corner column and is ready for paint. • The surface spall at west facing balcony has been poured and is ready for waterproofing and top coat. Page 2 of 4 RECOMMENDATIONS: Unit 301 • Apply the approved waterproofing and top coat to the exterior balcony. • Apply a bead of sealant along the interior and exterior perimeter of door. Unit 401 • Place new stucco at the ceiling to match the existing surrounding areas. • Reinstall the SGD with stainless steel Tapcons and provide a bead of sealant around the perimeter of the doors. • Remove the temporary wall and repair any areas affected by the wall. Unit 901 • Apply the approved waterproofing and top coat to the repaired surface spall at the west balcony. • Reinstall hurricane shutters a minimum 24 hours after final top coat applied. ______________________________ _________________________________ Michael Lue, P.E.
