($10.00) and other good and valuable considerations, to it in hand paid by the Grantee, the receipt
whereof, is hereby acknowledged, hereby grants, bargains and sells to the Grantee, their heirs,
successors and assigns forever, the following described real property, located and situate in the County
of St Lucie, State of Florida, to -wit:
Lot 17, Block 3, W ATERSTONE - PHASE ONE, according to the map or plat thereof as
recorded in Plat Book 52, Page 35, of the Public Records of SL Lucie County, Florida.

THE PURCHASE PRICE (CONSIDERATION) PAID IN CONNECTION WITH THE SUBJECT
TRANSACTION WAS $278,528.00.

This conveyance is subject to the following:
1. Real estate taxes for the current year and subsequent years.
2. Conditions, restrictions, limitations and easements of record; if any.
3. Zoning and other governmental regulations.
And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee
simple; that the grantor has good right and lawful authority to sell and convev said land; that the grantor
hereby Polly warrants the title to said land and will defend the same against the lawful claims of all
persons claiming by, through and under grantors, but none other.
