HWY A1A – (NORTH BLDG – BLDG. A) – FT. PIERCE, FL 34949 SLC BUILDING PERMIT NUMBER: 2106-0287 PROJECT NAME: Ocean Harbor South Condos – 2021 Balcony Repairs – N. Bldg. / Bldg. A DATE: December 27, 2021 CLIENT: Elliott Merrill Community Management LOCATION: Ft. Pierce, FL CONTRACTOR: Structure-Con PROJECT MGR: Mr. Khris McConnell INSPECTED BY: Mike Lue WEATHER: Sunny WORK INSPECTED: Units 808/708 OBSERVATIONS: Units 808/708 • The PT cables have been spliced with new cables and encapsulated anchors. • The PT cable casings were replaced under the exterior sliding glass doors. • There are (3) barrel splices under the exterior window at the south wall and another (3) splice connections under the SGD. • The PT uniform cable running north to south to the balcony edge could not be relocated to the top of the slab due to the existing reinforcing in the way, so it will be placed at its original location. • A surface spall which occurred in the balcony slab when the broken cables were removed has repaired. • All bars are cleaned and coated as per specs. • All edge, bursting bars, and hair pins are in place as per specs. RECOMMENDATIONS: • Lift and re-tie (1) bottom reinforcing bar under the door to achieve the minimum concrete coverage. • Cut approximately 1-inch of the existing top bar that is up in the top of the slab under the door. • Clean and remove all debris from the areas to be poured. • Tape all exposed PT cables to prevent bonding. • Pour the slab spall repair area on the balcony in preparation to re-stress the cables. • Stress the cables after the concrete has achieved a minimum of 3,000 psi. • Re-pour the remaining areas after the cables have been tensioned. ______________________________ Michael Lue, P.E.
