Progress Inspection Report #24 NOV 12 2021 Permit #SLC 2102-0371 St.Lucie County Permitting Project Name: Barclay Beach Club Progress Report thru 10-29-21 Project Address: 2800 SR-A1A, Hutchinson Island Inspection Visits: 10-29-21 Prime Contractor: Blue Coast Construction Superintendent: Rafael Rodriguez Activities in-progress: Stack 08 demo, 01 stack swing stage installation and marks for repair, 04 stack waterproofing, 05 stack paint, and 04 stack shutter removal INSPECTOR'S REPORT Keystone Engineering visited the site on 10-29-21 and had several conversations with the construction team by telephone throughout the week. This week the construction crew installed a swing stage above the 01 stack, initial marks for repair were completed for obvious damage. Workers applied protective netting on the 01 balcony stack, where floor coating and shutter track removal are in progress. Flood testing, surface profiling, and waterproofing applications were completed on the 04 stack where the crew is now prepping for knockdown textures. The walls and ceilings were painted on the 05 stack, workers are now prepping the surfaces for waterproofing applications. The crew also installed a swing stage above the east windows on the 04 stack where shutter removal is in progress to prepare for new window installations. The contractor plans to remove 1 or 2 windows at a time while repairing any concrete damage in the frames before installations. E. Progress Inspection Report #25 NOV 12 2021 Permit #SLC 2102-0371 St.Lucie County Permitting Project Name: Barclay Beach Club Progress Report thru 11-5-21 Project Address: 2800 SR-A1A, Hutchinson Island Inspection Visits: 10-29-21 Prime Contractor: Blue Coast Construction Superintendent: Rafael Rodriguez Activities in-progress: 04 stack shear window removal, 01/08 stack handrail removal, 04/05 stack waterproofing and textures INSPECTOR'S REPORT Keystone Engineering visited the site on 11-5-21 and had several conversations with the construction team by telephone throughout the week. This week the construction crew installed interior barricades inside Units 1004, 904, 804, and Penthouse 3 to prepare for shear window removal. Workers removed the shear windows from Penthouse 3, 1004, and 904 which has revealed severe corrosion of the reinforcement and concrete spalling. Spalling was observed inside on the Unit 904 ceiling and in the slab edges in between several windows on the 04 stack. New excavations will begin next week to repair the concrete before new windows are installed. Workers removed the handrails from the 01 and 08 stacks, where coating removal and initial excavations are in progress. Knockdown textures were completed on the 04 stack balconies and waterproofing applications were completed on the 05 stack. Workers are now prepping the 05 stack surfaces for knockdown textures. E. This week new excavations were completed on the 05 stack to address the new concrete spalling found on the edge of the balconies after the handrails were removed. A pre-pour inspection was completed on Friday, steel prep and form installations are in progress to prep for cast backs. Painting is finishing up on the 06 and 07 stacks, where the construction crew applied the final floor coatings on the balconies. Floor shutter tracks are being reinstalled on the 06 stack, reinstallations will soon begin on the 07 stack as well. Workers cast back the new edge repairs on the east side of the 04 stack, where stucco applications are in progress. This week the construction crew finished applying the 2,d layer of floor coatings on the 06 and 07 balcony stacks. Waterproofing applications are in progress on the 04 stack, and workers are cleaning,the 05 stack balconies to prep for waterproofing. Floor shutter track reinstallations are also in progress for the 07 stack. The crew installed a swing stage over the 08 stack, initial marks for repair were completed on Thursday. Floor coating removal is in progress, after coatings are removed balconies will be re-inspected and marked.
