PIERCE INTO CONTENDER BOATS, BOAT MANUFACTURERS ARCHITECTS PROJECT #2020-33/2 AUGUST 3, 2021 The existing Pre -Engineered Metal Building is approximately 103,480 sq. ft. in area and was constructed in 1986. The Eaves height is 27'-0" with a Ridge height of 34'-0" Originally the Building was used for Citrus Packing and was divided into a Fruit processing area, Fruit coloring area. Warehouse space, Office, Cannery, Maintenance area and Toilet Rooms. The proposed new use will be Boat Building/Assembly which will include Cutting Booths, Spray Booths, Lamination area. Assembly area, Test Pool area, Stockroom, Office, Toilet Rooms and a partial 4,461 sq. ft. second floor constructed over the existing Stock Room area. This area will be used as a Stock Room / Upholstery area to fabricate seats destined for new boats. There is an exiting Automatic Fire Sprinkler System in the Building which will be modified as necessary to suit the purposed new use. The existing Construction appears to be non-combustible, Type 11-B (Sprinklered). By definition, this Project does not involve a Change of Occupancy but does involve a Change of Use. New Second Floor Addition = 4.461 sq. ft TOTAL AREA = 107,941 sq.ft. 107,941 sq.ft. > 12,000 sq.ft. The Building is equipped with an existing Automatic Fire Sprinkler System. 5) MEANS OF EGRESS FBC 1005; FBC 1012; FBC 2020-BUILDING; FBC CH.10; LSC 40.2.2 See FBC Section 1012. 6) ACCESSIBILITY FBC 1006; FBC 2020-BUILDING; FBC 2020-ACCESSIBLITY All work in connection with this Section will comply with the appropriate Sections of FBC 2017, Accessibility. 7) STRUCTURAL FBC 1007 Any and all new Structural design will be based on the requirements of FBC 2020-Building Table 1607.1. 8) SNOW AND WIND LOADS FBC 1007.2 If as a result of Change of Use, the Wind Load requirement change, the Building will be analyzed to comply with the applicable Wind Load requirement of FBC 2020-Building. 9) SEISMIC LOADS FBC 1007.3 N/A 10) COMPLIANCE WITH INTERNATIONAL BUILDING CODE LEVEL SEISMIC FORCES FBC 1007.3.1 N/A 11) ACCESS RISK TO LEVEL IV FBC 1007.3.2 N/A 12) ELECTRICAL FBC 1008; 1008.1; 1008.2; 1008.3 AND 1008.4 The existing Occupancy Classification and proposed new Occupancy is Group "F" (F-1). No Change of Occupancy. All existing and new Electrical wiring and equipment to comply with NFPA 70. All unsafe conditions to be corrected, if a new Electrical service is required or the number of Electrical outlets has to be increased, all existing/new work to comply with NFPA 70. 13) MECHANICAL FBC 1009 The existing Mechanical system is to be removed and replaced with a new HVAC system meeting the requirements of the Florida Building Code -Mechanical 2020. 14) PLUMBING If the Change of Use warrants additional Plumbing fixtures or Water supply the new Occupancy shall comply with the provisions of FBC 2020-Plumbing. 15) OTHER REQUIREMENTS FBC 1011; 1011.1 The Light and Ventilation requirements for the Change of Use to comply with FBC 2020-Building. 16) CHANGE OF OCCUPANCY CLASSIFICATION FBC 1012 This Project involves a Change of Use Classification. i) Current Occupancy Classification Group "F": F-1: Sprinklered ii) Proposed Occupancy Classification Group -F": F-1: Sprinklered iii) Proposed Change of Use Currently: Fruit Packing Proposed: Boat Building 17) CHANGE OF OCCUPANCY CLASSIFICATION WITHOUT SEPARATION FBC 1012.1.1.1; FBC 2020 - BUILDING; FBC 508.2 Existing Administration Area is less than 10% of the Total Building Floor Area and is considered Accessory Use; Non -separated. l 18) CHANGE OF OCCUPANCY CLASSIFICATION WITH SEPARATION FBC 1012.1.1.2 N/A 19) FIRE PROTECTION AND INTERIOR FINISH FBC 1012.1.2; LSC 40.3.5; 40.3.3 See Items 1012.2 and 1012.3 below. 20) CHANGE OF OCCUPANCY CLASSIFICATION BASED ON HAZARD CATEGORY FBC 1012.1.3 N/A 21) ACCESSIBILITY FBC 1012.1.4 See Item 1012.8 below. 22) FIRE PROTECTION SYSTEMS FBC 1012.2 i) Fire Protection Systems FBC 1012.2.1; FBC 2020; CH.9-Fire Protection Systems; LSC 40.3.5 The Building is equipped with an existing Fire Sprinkler System. ii) Fire Alarm and Detection System FBC 1012.2.2; LSC 40.3.4 The Fire area is 107,942 sq. ft. > 12,000 sq. ft. For 101 to 150 Vehicles Table 208.2 indicates that six (6) Accessible Parking spaces are required. iv) Drinking Fountains FBC 211; FBC 602.1 /602.6 See Plumbing Fixture Schedule. v) Kitchens, Kitchenettes and Sinks FBC 212; FBC 804 vi) Toilet Facilities and Bathing Facilities FBC 212; FBC 603 See Plumbing Fixture Schedule. 37) ENERGY CONSERVATION FBC 1013 The new HVAC System will be designed based on the requirements of the Florida Building Code 2020-Energy Conservation. 38) MINIMUM PLUMBING FIXTURE CALCULATIONS FBC 2020-Plumbing; FBC TABLE 403.1 Occupancy Group F-1 Florida Plumbing Code, Section 403.1.1, Exception. For justification of not meeting the Minimum Plumbing Fixture Requirement, as shown in the Table above, see attached Letter from Contender Boats, per 403.1.1, justifying the redistribution of the sexes and maximum 200-person occupancy load for this Facility. based on statistical data from their existing Boat Manufacturing Plant in Miami.
