The above parcel is nonconforming because it does not meet the minimum lot size of 10,000 square feet. In order for a parcel to be- considered a nonconforming lot of record and thereby qualify for a waiver of this requirement, it must exist in separate ownership and not be contiguous to other lots in the same ownership prior to July 1, 1984 pursuant to Section 10.00.04, LDC.
