A.T. Designs has been contracted by Atlantis One Condominium Association,
Inc. to oversee the erection and placement of the shoring for the proposed Emergency
Corner Balcony Shoring project. DMF Construction, Inc. has been selected as the
contractor to perform the proposed scope of work. Our firm shall be conducting
periodic inspections throughout the completion of the work to assure adherence to the
signed and sealed shoring plans.
Inspection reports shall be prepared detailing all observations and any field
modifications implemented during the completion of the work, and shall be forwarded
to your office for review.

Atlantis One Condominium
Dear Board Members:
While conducting our investigation and evaluation of the individual walkways and
individual unit balconies, it has become apparent that the 01 and 10 stack cantilevered balcony
slabs has sustained significant long-term deterioration, which has resulted in the excess
sagging (deflection) of the said balcony slabs. The degree and/or severity of the slab deflection
varies from floor to floor, but the observed conditions raise real concerns about the structural
integrity of the horizontal structural elements. In addition, severity of degradation of the
perimeter aluminum picket railings also is of concern.
Based on our evaluation, we therefore are recommending that all of the 01 and 10 unit
corner cantilevered balconies be immediately shored to address the observed deflection
conditions. The placement and anchorage of the 5K (min.) post shores around the perimeter of
the balconies, in accordance with the included drawing, is imperative to provide support for the
existing slabs, preventing any further deflection. The anchored post shores can also provide
additional lateral support for the existing perimeter balcony railings, further securing the
balconies. The post shores will most likely remain in place until the initiation of the pending
concrete restoration and remediation project.
I have been asked to arrange for a contractor to initiate the immediate implementation
and placement of the shoring of the 01 and 10 stack balcony slabs and also to secure the
identified loose railings. I have previously worked with DMF Construction, Inc. who is presently
working down the street from the Condominium, and fortunately is available to start with the
placement of the post shores by midday tomorrow. During the placement of the shoring and
securing of the railings, access to the corner stack balconies will be restricted to only the
workers. Once all the shoring has been installed, secured and inspected, along with the
perimeter railings, the residents will most likely be able to occupy or use the balconies.
