CERTIFICATE OF APPROVAL OF BUILDING CRITERIA
WHEREAS, the Riverpointe Declaration of Covenants and Restrictions, (the "Declaration"), for
the Riverpointe of St. Lucie Property Owners Association, Inc., (the "Association"), was recorded on
August 12, 2002 in Official Record Book 1565, beginning at Page 2093 in the Public Records of St. Lucie
County, Florida, as amended; and
WHEREAS, pursuant to Articles VII and VII1 of the Declaration, the Association's Architectural
Review Board, (the "ARB"), may amend from time to time the Association's Building Criteria; and
WHEREAS, the Building Criteria attached hereto as Exhibit "A" have been ratified by the ARB
and the Board of Directors of the Association at a duly called and properly noticed meeting, and
WHEREAS, the ARB and the Board of Directors of the Association have made the attached
Building Criteria known to a]I Owners in accordance with Article VIII, Section 2(a) of the Declaration; and
WHEREAS, the attached and approved Building Criteria shall be binding upon execution of this
Certificate, and all other terms, provisions, and conditions of the Declaration and other Governing
Documents shall remain in frill force and effect and unchanged except as set forth herein.

BUILDING CRITERIA
All Building Criteria are subject to, and governed by, Chapter 720 of the Florida Statutes
as amended from time to time, and the regulations of St. Lucie County. In the event of a
conflict between this Building Criteria and Chapter 720 of the Florida Statutes, Chapter
720 of the Florida Statutes ARC control.
BASIS, OBJECTIVE, AND AUTHORITY
The authority of the Architectural Review Board (ARB) (previously referred to as the
Architectural Review Committee or Architectural Control Committee) and these Building
Criteria are found in the Riverpointe Declaration of Covenants and Restrictions (the
"Declaration") specifically Article VII and VIII of the Declaration.
The Declaration imposes use restrictions and specifies the process for obtaining approval for
changes, improvements, or alterations to an owner's lot or home. The primary purpose of the
Building Criteria is to establish specific design standards for the community. The promulgation
and enforcement of the Building Criteria is intended to achieve the following objectives:
1. Maintain consistency with the overall design concept for the community;
2. Promote the harmonious architectural and environmental design qualities and features;
3. Promote and enhance the visual and aesthetic appearance of the community; and
4. Maintain a clean, neat, orderly appearance; and
5. Preserve property values
All building and architectural covenants and restrictions within the ARB's Declaration and
Governing Documents shall remain in full force and effect, however these Building Criteria shall
control in the event of any conflict with the terms and conditions set forth in the Declaration.
AWNINGS AND FENCES
There shall be no exterior awnings on any home; nor exterior fences be installed on any
perimeter of the property. Electric pet fences may be installed pursuant to ARB approval.
CARRIAGE LIGHTS
As in the original design of each home, there must be identical carriage lights on each side of the
garage door. Glass must be clear and transparent, (not tinted). Approved colors are ivory, white,
verdigris, bronze, black, grey, pewter. Similarly colored other brushed metallic finish colors
which complement the exterior paint color may be approved by the ARB in their discretion based
on the aforementioned objectives of the Building Criteria.
Pursuant to the Third Amendment, exterior carriage lights on garages must be maintained and
- remain lit from dusk to dawn year round.

EXTERIOR EQUIPMENT
Equipment such as, but not limited to, pool pumps, pool heaters, exterior generators, and air
conditioning units shall be screened from view with landscaping material. Placement of any such
equipment shall be approved by the ARB prior to installation.
FRONT DOORS & ENTRY SCREENS
ARB approval shall be required prior to any changes to existing front doors, exterior mounted
screen doors, or screened garage doors, excluding refinishing of wooden doors.
GARAGE DOORS, REPLACEMENT
Homeowners may replace garage doors with a solid door without windows. The replacement
garage door shall satisfy the following requirements: All garage doors must be white or match
the existing trim (window and door frames) of the Living Unit, be raised panel, colonial style,
identical to the garage doors in Riverpointe, and be consistent with current county codes.
GUTTERS & DOWNSPOUTS
Gutters and downspouts may be installed without approval of the ARB, provided they are
consistent with existing color and design of that Living Unit.
HOME EXTERIOR / DRIVEWAYS, SIDEWALKS AND ROOFING MATERIALS AND
FINISHES
• All repairs or replacement of roofs, driveways and sidewalks must use materials
approved under the current building standards and in conformity to current county codes.
Roof tiles must be concrete and of the same style, size, and shape of the existing tiles and
in an approved color within the approved color scheme (current approved tile is Eagle
Tile brand Desert Tan).
• No modifications to the architectural design may be made without prior approval and
must have a result consistent with the current architecture of the conununity.
• Driveway pavers: (Current approved paver is Adobe).
HOME EXTERIOR / PAINT
All painted trim must be white or off-white, or with ARB approval, a contrasting color that
blends with the exterior. If re -painting a home in the original color, no ARB approval is required;
otherwise, ARB approval is required before painting commences.
HOME SURVEY
An annual survey shall be performed by the property management company. Owners of homes
rated unacceptable (do not meet the Community -Wide Standards) shall be contacted by the
Property Manager to request the resident correct the problem, with a date indicated on which the
problem must be corrected. Failure to comply will result in the initiation of a formal violation
process.
HURRICANE SHUTTERS
ARB approval shall be required prior to any installation or change of storm shutters. All shutters
facing the street or open area must be painted to match either the exterior house color or exterior
trim color. (Pursuant to Third Amendment)

LANDSCAPE, GENERAL
• Landscape rules apply to all perimeters of a home.
• All questions concerning landscape/mangrove maintenance and/or management must be
directed to the Association's Landscape Committee.
• The Association is responsible for trimming and maintaining the mangroves.
Homeowners are not permitted to trim the mangroves.
• All homeowner landscape modifications, except annuals, as otherwise specified, require
approval of the Association's Landscape Committee. Landscape removals shall require
consistent and/or reasonable replacements unless an exception is expressly approved.
• All irrigation systems are maintained by the Association. Any changes to an individual
homeowner's system and/or questions/ concerns must be directed to and coordinated with
the Association's Landscape Committee
• The Association provides annual mulch replenishment to the front of all lots.
• Statuary, gnomes or similar decorations are allowed only within the limits of established
landscape beds.
• Planting of annual flowering vegetation (not fruit or vegetable bearing) is the
responsibility of the homeowner and must be removed in a timely manner, but no less
than once a year
• Annual vegetation must not interfere with landscape maintenance. The Association or
Association's Landscape Company does not accept any responsibility for damage to
annuals or decorations located in planting beds.
• Planting annuals is permitted only in originally established landscape beds, unless
specifically approved by the Association's Landscape Committee. Approved new or
expanded beds of annuals may not be left unplanted for more than two weeks at a time.
• Landscape and irrigation damaged by actions of the homeowner or homeowner's
employee will be replaced by the Association and expense billed to the homeowner.
• Replacements of naturally dead, dying or overgrown vegetation must be performed by
the homeowner and must be the same, similar, or complementary in nature unless a new
plan is approved by the Association's Landscape Committee.
• All stone used as a ground cover must be approved by the Association's Landscape
Cor unittee prior to installation. Stone is not permitted on any portions of a unit that may
be struck by maintenance equipment.
• Any and all hedges located between two or more homes must be approved by the ARB
and Association's Landscape Committee prior to installation of such hedges. These
boundary hedges shall be no taller than four (4) feet in height.
LANDSCAPE LIGHTING
Permanently installed landscape lighting must be approved by the ARB prior to installation. All
exterior landscape and service lights must be white.
NEW BUILD / RECONSTRUCTION
A. Homes built subsequent to the establishment of these rules shall satisfy the following
requirements:
1. Homes shall be a one-story (maximum roof height 18 feet), minimum of 2,000 square
feet, single family only, similar to existing homes in the Riverpointe community.
2. Homes shall be Mediterranean style, stucco exterior, in harmony with external
designs of existing homes in the Riverpointe community.

3. Homes shall adhere in all respects to the front and roofline exteriors of the existing
homes in the Riverpointe community.
4. Roof shall be cement barrel tiles with a same pitch as existing homes in the
Riverpointe community.
5. Home slab grade shall be similar to surrounding homes or minimum additional height
per county code.
6. No pre -fabricated or modular homes are allowed.
7. All construction companies for improvements deemed major construction, such as but
not limited to roof installations, pools, roof installations, pools, new home
construction, shall be bonded and insured for the maximum value of contract. The
insurance policy shall be provided to ARB prior to commencing construction.
B. Contractor requirements
Prior to initiating construction:
1. Major Construction Proof of Insurance — Builders must list Riverpointe of St. Lucie
Property Owners Association, Inc. as an additional insured and provide proof of
insurance policies, as required by the ARB, including adequate liability, builders'
risk, and worker's compensation, prior to final approval by the ARB.
2. Contractor shall provide certificates of insurance to the ARB prior to commencement
of any work.
3. Approved work hours are 8:00 a.m. to 5:00 p.m., Monday through Saturday.
4. Contractor must supply own utilities.
5. Placement of dumpsters and portable toilets must be approved by the ARB.
6. Parking places for contractor vehicles must be approved by the ARB.
7. Outside storage of materials must be approved by the ARB.
8. Contractor must submit a set of plans and specifications, a timeline for completion of
the project, and all necessary permits, to the ARB before start of work.
9. Names and phone numbers must be provided to the ARB for all project managers and
supervisors who will work on site.
10. Grounds must be cleaned each night to prevent trash movement during storms.
11. Grounds shall be secured when no work is being performed for safety of residents.
12. Contractor shall ensure equipment loading and operations shall not damage existing
infrastructure, such as, but not limited to, roadways, sidewalks, curbing, irrigation
systems, or street lighting.
POOL & PATIO ENCLOSURES
All pool enclosure framing must be white or bronze.
SATELLITE DISHES
Pursuant to the Third Amendment, aerials, antennas and satellite dishes may only be of the size
and type typically used for residential television receptions. Individual satellite dishes may be
installed by a homeowner without prior approval. Wherever possible, satellite dishes shall be
installed on a wall of a unit and shall be screened from view with landscaping material. Variance
from this requirement is granted only when absolutely needed for adequate reception.
