DESIGN ELEVATION CLARIFICATION STATEMENT
To Whom It May Concern: `
The purpose of this statement is to establish elevation requirements for external equipment(chiefly,Air
Conditioner Compressors) for this residence constructed seaward of the FDEP Coastal Construction
Control Line (CCCL). The FDEP determines minimum elevation requirements for"Habitable" structures
seaward for the CCCL,while FEMA has separate requirements for equipment to be installed in these
areas (typically"AO" or"VE"flood zones).
To establish these elevation requirements,we are making a distinction between the Design Elevation for
the Habitable Structure(defined by the FDEP and FBC) and the Design Elevation for non-habitable
appurtenances related to the structure (defined by FEMA and St. Lucie County).
For the Habitable Structure,the design elevation as required by the FDEP, and included on the
approved/permitted plans, at 16.4 N.A.V.D. is correct and shall remain the Design Elevation as
referenced by the FBC for all items relative to the Habitable Structure.
For any Non-Habitable appurtenances related to this single-family residence,the design elevation shall
be the Base Flood Elevation as defined by FEMA plus an additional one-foot of freeboard as required by
St. Lucie County. This established a design elevation for these appurtenances at 14.1 N.A.V.D. We have
included comments from the St. Lucie County Zoning review in which this elevation had been
determined.
WE HAVE ESTABLISHED, in accordance with the design requirements from FDEP/FBC and those from
FEMA:
1. That the design elevation for the HABITABLE structure is 16.4 N.A.V.D.
2. That the design elevation for NON-HABITABLE appurtenances is 14.1 N.A.V.D.
By this,we set the minimum mounting elevation for external equipment related to this single-family
residence at elevation 14.1 N.A.V.D. This is to include Air Condition Compressor Units.
