Location: Building 21- Unit 108 east side 3rd floor balcony

1. Install shores where repairs are needed using 5K Post Shores
2. Chip out approx. 12 LF of deteriorated concrete where necessary
3. Once removed clean re bar free of rust
4. Coat rebar with anti corrosion agent
5. Form up area and pour with high strength Sika 211+ concrete, allow to cure.
6. Remove shores & stucco repaired areas to match as hest as possible
7. Prime and paint beam to match existing as closely as possible. (Paint to be provided by
the association)
8. Clean up work area and demobilize equipment
Exclusions: All other surfaces not mentioned in above scope of work
Special Notes:
w. ➢ If Engineering and/or permit is needed all costs will be the responsibility of the
Association + $750.00 contractor submittal fee.
For this repair to be done in two days, this repair must be coordinated and done at the
same time as the repairs proposed at Sand Dollar Shores to share lift rental cost. If done
separately, the time will go to 4 days and the full cost of the boom lift will be sole
responsibility of the home owner or HOA.

➢ Association/Owner are to remove all items from around buildings as Flack's Painting &
Waterproofing is not responsible for any items left outside of Buildings while painting is
in progress
➢ All shrubs/bushes/tress MUST be cut back by Owner at least 18 inches from all surfaces
to allow Flack's Painting to have access to apply materials properly according to
manufactures specifications for warranty.
➢ All areas are to be authorized by management
➢ Quantities go above and beyond described footage it will revert to unit pricing + 10%
mobilization
