Progress Inspection Report #3 Permit #SLC 2102-0371 Project Name: Barclay Beach Club Progress Report thru 6-4-21 Project Address: 2800 SR-Al A, Hutchinson Island Inspection Visits: 5-24, 5-27-21 Prime Contractor: Blue Coast Construction Superintendent: Rafael Rodriguez Activities in-progress: 04, 05, 06, and 07 stack marks and excavations in progress, door threshold inspections INSPECTOR'S REPORT Keystone Engineering visited the site on 5-24, 5-27-21, and had several conversations with the construction team by telephone throughout the week. The contractor excavated spalled concrete in front of many door thresholds on the 04 and 06 stacks in order to expose the condition of the reinforcement and concrete underneath the door. Rebar runs parallel with the track under the threshold and in many cases the doors have leaked water and caused these bars to corrode and spall the concrete. Fastener holes were not filled with sealant during installation in most cases, which allows water to penetrate the track and travel directly to the reinforcement below. Doors with severe damage below the threshold will need removed in order to repair the concrete underneath correctly. If the corroded steel and spalled concrete past the door is not fixed the damage will continue to spread inside. Excavations for all repairs are in progress on the 04, 05, 06, and 07 stacks. Progress Inspection Report #4 Permit #SLC 2102-0371 Project Name: Barclay Beach Club Progress Report thru 6-11-21 Project Address: 2800 SR-Al A, Hutchinson Island Inspection Visits: 6-10-21 Prime Contractor: Blue Coast Construction Superintendent: Rafael Rodriguez Activities in-progress: 04, 05, 06, and 07 stack marks and excavations in progress, door threshold inspections INSPECTOR'S REPORT Keystone Engineering visited the site on 6-10-21 and had several conversations with the construction team by telephone throughout the week. Excavations are still in progress for the 04, 05, 06, and 07 stacks. The construction crew started new excavations for obvious damage throughout the 05 stack, the balconies have been marked and inspected for repairs. Workers started new excavations in front of the sliding glass doors for the rest of the balconies on the 04 stack in order to reveal the conditions under the tracks. Most of the fasteners used to install sliding glass doors lack any evidence of sealant use during installation. The condition of the concrete was inspected under the door thresholds to determine which doors need removed and which need checked inside. If excessive damage is observed across most of the length of the door it will need removed. If only a small area has excessive damage under the threshold the concrete on the interior can be inspected to determine if the contractor needs to excavate a tunnel under the door to repair the concrete and steel. Next week the crew will begin removing sliding glass doors and constructing interior barricades to protect the units while the doors are removed. We will continue to inspect under door thresholds as excavations progress.
