Progress Inspection Report #5 Permit #SLC 2102-0371 Project Name: Barclay Beach Club Progress Report thru 6-18-21 Project Address: 2800 SR-Al A, Hutchinson Island Inspection Visits: 6-18-21 Prime Contractor: Blue Coast Construction Superintendent: Rafael Rodriguez Activities in-progress: Door removal, interior barricade installations, and threshold excavations INSPECTOR'S REPORT Keystone Engineering visited the site on 6-18-21 and had several conversations with the construction team by telephone throughout the week. This week the construction crew removed sliding glass doors on several units including Penthouse 3, Unit 1004, and multiple 06 stack balconies. Door tracks lack any evidence of waterproofing applications during installation. Workers installed and sealed interior barricades to protect units from the outdoor climate and chased the corroded reinforcement and spalled concrete through excavations under/past the door thresholds. After the damaged concrete is removed and the corrosion is cleaned from the existing reinforcement cast backs will begin. Once the concrete is cast back workers will apply waterproofing to the thresholds and will reinstall the door tracks with stainless steel fasteners sealed in urethane which will provide significant protection for the concrete underneath. Several doors on all stacks will need checked inside for damage, this process allows us to determine if a door needs removed for repairs. If conditions are good repairs can be completed from the outside, or if necessary tunneled under the track from inside. During the weekly inspection this week interior damage was discovered past a door threshold in Unit 1003 which is shown the photo below. Progress Inspection Report # Permit #SLC 2102-0371 Project Name: Barclay Beach Club Progress Report thru 6-25-21 Project Address: 2800 SR-A1A, Hutchinson Island Inspection Visits: 6-23-21 Prime Contractor: Blue Coast Construction Superintendent: Rafael Rodriguez Activities in-progress: 05 stack threshold excavations and door inspection, interior barricade installations, 04 stack steel and form prep INSPECTOR'S REPORT Keystone Engineering visited the site on 6-23-21 and had several conversations with the construction team by telephone throughout the week. This week the construction crew finished new excavations in front of the sliding glass doors for several units on the 05 balcony stack. Keystone and the contractor inspected the concrete and steel conditions under the doors to determine which need removed for repairs. While inspecting the thresholds we inspected the interior of the Penthouse 4, where we observed linear cracks across the tile parallel with the doors. This is a clear indication where concrete damage has progressed past the door and is beginning to push the tile upward. Thresholds with carpet we were able to pull back and observe the spalling. Damage on the interior side will continue to progress until all the damage under the threshold is repaired. Occasionally doors may need removed to repair damage in the ceiling from the door above as well. Interior barricades were installed inside Unit 707, Penthouse 5, and are in progress for other units. Workers are detailing the existing reinforcement and installing forms for repairs on several 04 stack units. Next week we will inspect door thresholds from the inside of several units.
