Below are our responses to Building Department Comments issued for the above referenced project. The
comments are posted below in bold letters and our response is shown in italic letters.
Show stair tread and riser profiles and handrail details per R311
Per your request, profile and details have been added to a new sheet A3.01
Show guard details per R312
Per your request, profile and details have been added to a new sheet A3.01
Show required egress door from home complying with R311.2
Per your request, egress door and note have been indicated and clouded on sheet A1.01
Show compliance with step down lading requirements at egress door(s) complying with R311.3,1
Per your request, step at egress door has been revised to 1-112" on sheet A1.01
Include climatic and geographic table R301.2(1) on plans
Per your request, table has been added to sheet A1.01.
All plan sheets must have raised seal of design professional, signed and dated.
Per your request, all sheets bear raised seal, signed and dated.
All enclosed spaces below design flood elevation must have hydro vents per R322.2.2.
Per R322.2 the lower level is considered subject to coastal high -velocity wave action exceeding 3 feet in
height, therefore is not required to comply with sections R322.2.1 through R322.2.3. Lower level of this
project is frangible or break -away masonry unit walls in compliance with FBC 2010 Building 3109.4.2 for
walls below the 100-year storm elevation.
Show flood resistant materials in wall sections below DFE per 322.1.8
Per your request, a note has been added to sheet A1.01 requiring materials to be in compliance with
R322.1.8
Show location of CMU column C-2 on pg S-2 with required reinforcing.
Column C-2 is not used on sheet S-2. It appears on sheet S-3 along with required reinforcing on sheet S-3

Show vertical reinforcing in 12" CMU frangible walls in wall section.
Vertical reinforcing is noted on sheet S-3 under "Concrete & CMU Column Schedule." Column C2 indicates
12" break -away retaining walls have (2)#7 vert. at each filled cell.
Smoke detector required outside master bedroom per R314.3
Per your request, please see sheet E1.02 showing additional smoke detector.
Note smoke development and flame spread index for all wall and ceiling finishes per R302.
Per your request, a note has been added to sheets A1.01, A1.02, A1.03 and A1.04 requiring finishes to
comply with R302.
Note smoke development and flame spread index for all insulating materials.
Per your request, a note has been added to sheets A1.01, A1.02, A1.03 and A1.04 requiring finishes to
comply with R302.10 for insulation.
All equipment and components must be elevated above DFE. Minimum height requirement has been
indicated on the equipment requiring equipment to be located above the DFE of 17.9 NGVD.
