Fabelo, evaluated the comments of the St. Lucie County Development Review Committee,
and made the following determinations:

2. The Development Review Committee has reviewed the lot split application for the
subject property and found it to meet the technical requirements of the St. Lucie
County Land Development Code and has satisfied the standards of review set forth in
Section 11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the eligibility for a one-time split of Parcel
ID: 2426-421-0001-000-4, pursuant to Section 11.03.04 of the St. Lucie County Land
Development Code. That analysis can be found in the memorandum dated August 16,
2021, entitled Mollei, Christine R. Lot Split— LS-12202025904.
NOW, THEREFORE, of IT ORDERED by the Planning and Development Senricess Director
of St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
Mollet, Christine R. Lot Split is hereby, approved by the Planning and Development
Services Director as shown on the boundary survey prepared by Regina C. Kamer,,
PSM, Kamer Surveying, Inc., dated November 16, 2020, revised through May 23,

2021, subject to the following conditions:
1 _ Within 30 days of this Lot Split approval there shall be two (2) warranty deeds
recorded in public records, in accordance with the survey dated November 15,
2020 (Revision Date: May 26, 2021), prepared by Regina C. Kamer, PSM, Kamer
Surveying, Inc. and as follows:
a. Parcel A (Expanded): Warranty Deed shall reflect the 0.73-acre tract of
land, identified as Parcel "C" on the survey, that will be combined with
parcel ID 2426-311-0002-000/3 (Parcel "C') as the newly created legal
description, consisting of 6.06 combined acres.
b. • Parcel B: Warranty Deed shall reflect the newly created legal description
consisting of 1.57-acres.
2. No further division of the properties is permitted unless a final record plat is
submitted in accordance with Section 11.03.04 of the Land Development Code.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of
any private drives, roads, streets, easements, or rights -of -way providing ingress and
egress or drainage service to the subject property.

and shall be placed on file in the Planning and Development Services Department.
