Weatherbee Road Dear Mr. Whigham, In an effort to provide a smooth process for developing the subject property with your contracting business this letter is a follow-up to our discussion regarding the relocation of your business to be located at 501 W. Weatherbee Road (Parcel ID# 3403-502-0014-000/8) and applicable impact fees. The County provides a Site Development Assistance program for businesses redeveloping existing commercial sites that do not meet the current Land Development Code. The following will be required for the Site Development Assistance through the building permit review: 1. A signed and sealed, boundary and topographic survey of the property meeting the requirements of Chapter 5J-17, FAG and the Land Development Code (LDC). 2. A landscape plan consistent with LDC, Section 7.09.04. Please contact the Environmental Resource Department for assistance with these requirements at 772-462-2526. 3. Architectural building elevations for any alterations or new construction shall comply with Land Development Code Section 7.10.24. 4. Additional right-of-way may be required for Weatherbee Road. Please contact Ron Harris, County Surveyor at 462-1721. 5, The subject parcel is located within the urban service area. Chapter 7.05.04 of the LDC requires that the owners of non-residential developments greater than 6,000 square feet shall construct sidewalks with the right-of-way of all abutting streets (Weatherbee Road). Please contact Ron Harris, County Surveyor at 462-1721. 6. The St. Lucie. County Fire District requires a separate site submittal. Please contact Captain Derek Foxx at (772)631-3372. The subject property is zoned CG (Commercial, General), which is consistent with the COM (Commercial) future land use. Contract Construction Services (office and interior storage only) is a permitted use within the CG zoning district. Your request for applicable impact fees at time of building permit has been provided below. In the case of a change in use, redevelopment, or modification of an existing use which requires, the issuance of a building permit or an electrical permit the impact fees shall be based upon the net increase in the impact fee for the new use as compared to the previous use. Weatherbee Road Page 2 of 2 previous use has been either abandoned or otherwise inactive for a period .of two (2) consecutive years prior to the request for the issuance of a building permit, or zoning compliance certificate, then the impact fee calculated shall be based upon the new use with an adjustment for any impact fees paid for the previous use. The Tax Collector Business Tax License database did not indicate a previous business for 501 W. Weatherbee Road. Therefore the only impact fee credits applicable were for the single family residence (SFR) that was demolished in 2006 under permit' number 06.02-0381, The following table provides a breakdown of the fees, the credits and the balance owed.
