This Warranty Deed made this 4th day of December, 2009 between Oakland Estates, LLC, a Florida Limited
Liability Company whose post office address is 3300 PGA Boulevard, Suite 625, Pahn Beach Gardens, FL 33410,
grantor, and Oakland Lake Estates, LLC, a Florida limited liability company, whose post office address is 4500 PGA
Boulevard, Suite 207, Palm Beach Gardens, FL 33418, grantee:
(Whenever used herein the terms "grantor" and "grantee" include all the parties to this instrument and the heirs, legal representatives, and assigns of
individuals, and the successors and assigns of corporations, trusts and trustees)
Witnesseth, that said grantor, for and in consideration of the sum of TEN AND N0/100 DOLLARS ($10.00) and other
good and valuable considerations to said grantor in hand paid by said grantee, the receipt whereof is hereby acknowledged,
has granted, bargained, and sold to the said grantee, and grantee's heirs and assigns forever, the following described land,

as follows: Beginning at the southeast corner of said Section 11, proceed north 00' 13132" East along
the West right of way [r/wj of Kings Highway as shown on the plat of Bel -Aire Estates, as recorded
in Plat Book 14, Page 21, St. Lucie County, public records, said line being the east line of said Section
11, a distance of 1333.44 feet. Thence North 89' 46'25" West along the South line of a 35.00 foot r/w
shown an the Plat of Lakewood Park Unit 2, as recorded in Plat Book 10, Pages 56 through 56A-C,
St. Lucie County Public Records, a distance of 670.70 feet; thence South 00.11100" West along the
East line of a 35 foot r/w as shown on said Plat of Lakewood Park Unit Two, a distance of 1331.78
feet; thence South 89' 37153" East along the North line of a 35 foot r/w as shown on the Plat of
Lakewood Park Unit 1, as recorded in Plat Book 10, Pages 51 through 51A C, St. Lucie County
Public Records , and the South line of said Section 11, a distance of 669.72 feet to the point of
beginning.

Subject to taxes for 2010, and subsequent years; covenants, conditions, restrictions, easements, reservations
and limitations of record, if any.
Together with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.

And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the
grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to said
land and will defend the same against the lawful claims of all persons whomsoever, and that said land is free of all
encumbrances, except taxes accruing subsequent to December 31, 2009.
