No. 7264 9308 Manchester Ave. Kansas City, MO 64138-4259 MASTER DRAWING FOR MANUFACTURED BUILDINGS FOUNDATION DETAILS NOTES AND SPECIFICATIONS: 1. Design complies with the 2014 Florida Building Code for the 170 mph ultimate and 132 mph nominal wind speed, Risk Category II, Exposure B and Enclosed or Partially Enclosed manufactured building. Design complies with the foundation requirements of Section R322.2 of the 2014 Florida Residential Building Code. Design is not approved, without site -specific evaluation and modification, for FEMA Flood Zone V or areas. defined as "Coastal" or Wind Exposure D. Other design loads are: 20 psf roof live load and 40 psf floor live load. 2. Soil bearing capacity is assumed to be at least 1500 psf. If the actual bearing capacity is less than 1500 psf, it must be reported to the Engineer prior to commencing work. 3. All foundation construction, materials and installation, shall be in accordance with all applicable State and local Codes, including DMV, Sec. 15c. 4. Design is based on set-up on and anchorage to existing or new slab, 4" minimum thickness and total continuously reinforced area equal to, or greater than, the floor area of the manufactured building; or anchorage directly to the ground. 5. All piers shall be constructed of 8"x 8"x 16" or 4"x 8"x 16" concrete masonry units, solid or hollow core, conforming to ASTM C90, Type I, Grade N-1, normal weight. Mortar is not required. Concrete for bases shall be 2500 psi, minimum strength. 6. All piers shall b e topped with No. 2 SYP 2"x 8" pressure treated sill plates the full length of the pier. 7. Details of pier location and spacing shall be in accordance with the manufacturer's installation plan for the specific building to be set on the foundation. 8. Type A piers may be installed laterally (90 degrees from the orientation shown on the Foundation Plan, Sheet 1 of 3). Centerline of each pier must be located directly below the I-beam centerline. 9. Type B piers shall be substituted for Type A piers where the set-up requirements would result in the need for a pier height greater than 40" or when located in FEMA Flood Zone A. 10. The use of Type B piers throughout and tie -downs as shown and specified herein will provide a foundation and anchorage which will prevent flotation, collapse or lateral movement, and will facilitate the unimpeded movement of flood waters. This construction shall not result in any increase in flood levels. 11. Tie -down straps shall be certified by the manufacturer for a minimum working load of 3,150 pounds tension. Install straps and anchors per manufacturer's instructions. 12. Concrete slab anchors shall be Model MICS2 as manufactured by Tie Down Engineering, Atlanta, Georgia, or equal. Slotted strap bolts shall be Tie Down Engineering Model BISB, square shoulder bolts, or equal. Slab anchors may be used totally or partially where the slab qualifies. See #4 above. 13. Earth, or auger, anchors shall be Model M12H, as manufactured by Tie Down Engineering, Atlanta, Georgia, or equal. The ultimate load capacity, as certified by the manufacturer, must equal or exceed 4,725 pounds. Installation shall be per manufacturer's instructions. 14. Additional blocking or tie -downs shall be installed if and as required by the home manufacturer. 15. The Type A and Type B piers, as detailed on these drawings, may be used in conjunction with any State - Approved tie -down and anchoring system. �, nan, P.E..'
