To Whom It May Concern:
This letter is to chronicle changes to above referenced project submitted to your department for
review. As far as we can tell only one of the comments on your review comments pertains to our
certification. All other comments are beyond the purview of our seal and shall be addressed by
the contractor at the appropriate time. The comment/revision is as follows:
Comment #1: Please provide at sheet A1.0 the height measured from actual grade to the mean
high roof line. please be aware that the height restriction of 35' is measured from
18" above center line of the adjacent road. See St. Lucie County LDC chapter
7.04.01 for min. floor elevation and 2.00.00 definitions - height for the height
restrictions.
Response #1: After phone discussion with Lydia Galbrieth and Jody Diaz on 3/4/2022 the
building department is accepting our interpretation of finished Grade in this case
being ruled by the definition of “Highest Adjacent Grade” as defined in St. Lucie
County LDC chapter 2.00.00 in that finished grade will be average highest natural
elevation of ground surface that is only being leveled and compacted for new
building with no additional fill being added. Provided that this elevation point is
found by surveyor/civil engineer exceeds all flood zone height requirements. This
finished grade point is represented in our drawings as “-6” Below Finished Floor
Elevation. As required by Lydia sheets A1.0, A1.1, and A1.2 now show the
building height from this point to mean roof height to demonstrate our compliance
with the required 35’-0” building height restrictions.
