the Property Inspection Report located on SLC Portal.
•
Replacement of existing smoke detectors and upgrade to installation in
accordance with current standards and codes.
•
Replace the light fixture in the bathroom over the sink.
•
Replace any receptacle that has been painted over.
•
Cap off exposed electrical wiring at the West wall in the Kitchen — refer to
page 27 of the Property Inspection Report located on the SLC Portal.

Preform a de -rating on the electrical cable/conductors running through

Inspect the Circuit breaker panel and the electric service equipment panel
cover. Repair/Replace if necessary — refer to page 28 of the Property
Inspection Report on the SLC Portal.

Correctly protect "Romex" and electric cable -North side of the house
from damage — refer to pages 29, 30, 31 & 32 of the Property Inspection
Report located on the SLC Portal.
•
Install GFCI receptacle outlets in all wet areas, if not in place.
•
Correctly support low voltage electrical cable above the flat roof deck —
refer to page 32 on the Property Inspection Report located on the SLC
Portal.
• Connect washer machine waste water to septic system - refer to pages
14 & 33 of the Property Inspection Report on SLC Portal.
• Replace water heater with electric water heater — refer to Spec Book
3 Plumbing located on the SLC Portal.
• Repair/replace the damaged plumbing supply shut off valve for the
washing machine.
• Replace toilet in full bathroom with an ADA toilet.

• Replace faucet in the bathroom vanity sink in the full bathroom — refer to
page 34 of the Property Inspection Report located on the SLC Portal.
• Install new drain waste pipe in the lavatory sink in the half bath — refer to
page 35 of the Property Inspection Report located on the SLC Portal.

• Replace exposed cast iron plumbing drain waste piping to septic tank at

Painting
Repair and paint, if needed, any areas that have been disturbed by your
work. Match as closely as possible.
Replace exterior doors with Hurricane impact approved doors. Deadbolt

Replace windows with new Energy Star labeled regular windows. Owner

• Add additional fasteners and seal the current ones on the roof attic ridge
vent and seal exposed roof shingle fasteners/nails at sloped roof - refer
to page 7 of the Property Inspection Report on SLC Portal.
• Repair/Replace, remediate mold in utility room ceiling — refer to page 6
of the Property Inspection Report on SLC Portal.
• Repair the damage to the finish at the ceiling in the kitchen, living room
and wall under the window in the bathroom — refer to page 6 and 22 of
the Property Inspection Report on SLC Portal.
• Seal crack in masonry' block wall to the right of the front entryway door,

Northwest corner of the building and properly seal openings around all
utility penetrations — refer to pages 9, 10 and 12 of the Property
Inspection Report on the SLC Portal.
• Repair dry wood damaged beam at the Northwest corner of the carport
refer to page 13 of the Inspection Report on SL'C Portal.
• Replace dryer vent at the dryer exhaust vent terminal.
• Demo and remove shed. Shed presents a wind borne debris hazard
during a storm.
• Have home checked for termites and treat as necessary.
• Repair the door that is sticking between the kitchen & utility room.
• Repair the concrete driveway where it is a trip hazard — refer to page 25
of the Property Inspection Report located on the SLC Portal.

• Replace tile surround of tub — refer to page 33 of the Property
Inspection Report located on the SLC Portal.
• Repair window opening where cut out for window installation — refer to
page 37 of the Property Inspection Report on SLC Portal.
• Repair the bottom of the cabinet under the sink due to leaking issues.
• Install missing fence post and ensure the fence is securely fastened in
place — refer to pages 38 & 39 of the Property Inspection Report located
on the SLC Portal.
• Property secure mailbox and stand into ground.
• Have carpet cleaned and tack down any loose threshold areas.
• Pump septic tank
• Contractor to provide Uniform Wind Mitigation
