GENERAL NOTES:
1. CONTRACTOR SHALL VERIFY ALL CONDITIONS AT THE BUILDING AND
NOTIFY THE OWNER OF ANY DISCREPANCIES BEFORE PROCEEDING
WITH ANY WORK.
2. CONTRACTOR SHALL ASSUME FULL RESPONSIBILITY FOR FABRICATION
PROCESSES AND CONSTRUCTION TECHNIQUES (INCLUDING
SCAFFOLDING, BRACING, SHORING, ERECTION, ETC.) FOR
COORDINATION OF VARIOUS TRADES, FOR SAFE CONDITIONS ON THE

3. DO NOT SCALE DRAWINGS.
4. CONTRACTOR SHALL THOROUGHLY FAMILIARIZE THEMSELF WITH THE
DRAWINGS WHICH, IN TURN, MAY AFFECT THE COST OF THE PROPER
COMPLETION OF THE WORK HEREIN SPECIFIED, AND CONTRACTOR
SHALL INCLUDE EVERYTHING REQUISITE AND NECESSARY TO THE
ENTIRE FINISHING OF THE WORK, NOT WITHSTANDING THAT EVERY
ITEM NECESSARILY REQUIRED BY SUCH WORK IS NOT SPECIFICALLY
MENTIONED OR SHOWN. CONTRACTOR SHALL FURNISH ALL LABOR
AND MATERIAL NECESSARY FOR THE COMPLETION OF ALL WORK AND
DEMOLITION HEREINAFTER DESCRIBED.
5. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH THE CODES
AND/OR REGULATIONS OF ST LUCIE COUNTY, STATE OF FLORIDA,
AND ALL OTHER CODES, AND/OR REGULATIONS BY ANY OTHER
AUTHORITIES HAVING JURISDICTION OVER THE WORK.
6. PROTECT EXISTING ADJACENT BUILDING STRUCTURES, FLOOR DECK
AND GROUNDS FROM ANY DAMAGE WHICH MAY OCCUR DURING
PERFORMANCE OF ALL WORK. ANY DAMAGE TO EXISTING FACILITIES
TO REMAIN WILL BE REPAIRED, REPLACED OR RESTORED TO THE
ORIGINAL CONDITION AND TO SATISFACTION OF ENGINEER AT THE
CONTRACTOR'S EXPENSE.
7. CONTRACTOR SHALL MAKE NO CHANGES WITHOUT WRITTEN
APPROVAL FROM THE ENGINEER
8. GENERAL CONTRACTOR SHALL COORDINATE AND OBTAIN ALL
PERMITS REQUIRED TO COMPLETE THE CONSTRUCTION OF THE WORK
AS INDICATED ON THE DRAWINGS.
9. GENERAL CONTRACTOR SHALL INCLUDE IN THE BASE BID ALL FEES
ASSOCIATED WITH THE CONSTRUCTION OF THIS PROJECT, INCLUDING
BUT NOT LIMITED TO PERMIT FEES, DUMP FEES, SUB —CONTRACTOR
PERMIT FEES, DEMO AND IMPACT FEES.
10. CONTRACTOR IS TO COORDINATE AND ORGANIZE THE CONSTRUCTION
PROCESS AND COMPLETE SAME IN A MANNER WHICH LEAST IMPACTS
THE ADJOINING COMMON AREAS, IN ORDER TO MINIMIZE
INCONVENIENCE TO THE OWNER.
11. ALL NEW CONSTRUCTION MUST MEET FLORIDA ACCESSIBILITY CODE
FOR BUILDING REQUIREMENTS LATEST EDITION, AND A.D.A. BARRIER
FREE REQUIREMENTS.
12. CONTRACTOR SHALL VERIFY FINAL SELECTION OF ALL FINISHES WITH
THE OWNER BEFORE PROCEEDING WITH ANY WORK.
13. DISSIMILAR METALS SEPARATION:
WHEREVER DISSIMILAR METALS CONTACT EACH OTHER, AND ARE
SEPARATED FURTHER ON THE BELOW SCALE THAN BY A SINGLE
INTERMEDIATE METAL, THE CONTACTING SURFACES SHALL BE
INSULATED FROM EACH OTHER BY A BITUMINOUS COATING, 15#
ASPHALT SATURATED FELT OR OTHER ENGINEER APPROVED
MEANS METALS ARRANGED IN ORDER OF GALVANIC ACTIVITY:
ALUMINUM, ZINC, GALVANIZED IRON, TIN ON STEEL, LEAD (HARD),
STAINLESS STEEL, COPPER, MONEL.
14. IF DISSIMILAR METALS ARE TO BE JOINED, ENGINEER APPROVED
INSULATION UNIONS MUST BE APPROVED.

NOTES AND SPECIFICATIONS:
Any or all prints or duplications obtained from these plans are valid only if
signed and sealed by a registered professional engineer representing
Mothers Engineering engineer of record.
All construction shall comply with Local, State, and National Codes.
All manufactured items shall be applied or installed in accordance with
manufacturer's specifications and recommendations. And LISTED NOA'S
LUMBER:
All lumber shall be Southern Yellow Pine or Western Red Cedar surfaced
four sides. Southern Yellow Pine shall be treated with chromated
copper arsenate (CCA) 0.40 LBS/CF of retention.
Stringers, cross members, rails, wood post, nailers, and blocking shall be NO.2
or better in accordance with southern pine inspection bureau grading rules.
All sizes as shown on plans.
HARDWARE:
All hardware shall be new stainless 316 grade steel,
for all bolts AND ANCHOR CLIPS S.S. typical.
1. ALL CONCRETE WORK SHALL CONFORM TO THE BUILDING CODE REQUIREMENTS
FOR REINFORCED CONCRETE (ACI 318-19 PLUS UPDATES) & SPECIFICATIONS
FOR STRUCTURAL CONCRETE FOR BUILDINGS (ACI 301-16 PLUS UPDATES)
OF THE AMERICAN CONCRETE INSTITUTE.
2, FABRICATED IN ACCORDANCE WITH THE A.C.I. BUILDING CODE
(LATEST EDITION) AND THE LATEST MANUAL OF STANDARD PRACTICE (A.C.I.
315). SHOP DRAWINGS OF ALL REINFORCING STEEL MUST BE APPROVED BY
THE ENGINEER BEFORE FABRICATION.
3. CONCRETE SHALL BE A MIX DESIGNED TO SECURE A STRENGTH OF MIN
4000 PSI AT 28 DAYS FOR THE NEW WALL AND
SLUMP SHALL BE A MINIMUM OF 3" AND A MAXIMUM OF 5".
CONCRETE DURING AND IMMEDIATELY AFTER DEPOSITING, SHALL BE
THOROUGHLY COMPACTED BY MEANS OF MECHANICAL VIBRATION.
4. CONTRACTOR SHALL MAKE NO CHANGES WITHOUT WRITTEN
APPROVAL FROM THE ENGINEER OR OWNER.

PERFORMANCE OF ALL WORK. ANY DAMAGE TO EXISTING FACILITIES
TO REMAIN WILL BE REPAIRED, REPLACED OR RESTORED TO THE

CONTRACTOR'S EXPENSE.
7. CONTRACTOR SHALL MAKE NO CHANGES WITHOUT WRITTEN

8. GENERAL CONTRACTOR SHALL COORDINATE AND OBTAIN ALL
PERMITS REQUIRED TO COMPLETE THE CONSTRUCTION OF THE WORK
AS INDICATED ON THE DRAWINGS.
9. GENERAL CONTRACTOR SHALL INCLUDE IN THE BASE BID ALL FEES
ASSOCIATED WITH THE CONSTRUCTION OF THIS PROJECT, INCLUDING
BUT NOT LIMITED TO PERMIT FEES, DUMP FEES, SUBCONTRACTOR
PERMIT FEES, DEMO AND IMPACT FEES.
10. CONTRACTOR IS TO COORDINATE AND ORGANIZE THE CONSTRUCTION
PROCESS AND COMPLETE SAME IN A MANNER WHICH LEAST IMPACTS
THE ADJOINING COMMON AREAS, IN ORDER TO MINIMIZE
INCONVENIENCE TO THE TENANT.
11. CONTRACTOR SHALL VERIFY FINAL SELECTION OF FINISHES FOR
DOOR & ELEC WORK WITH TENANT/OWNER BEFORE PROCEEDING WITH
ANY NEW WORK.
12. IF DISSIMILAR METALS ARE TO BE JOINED, ENGINEER APPROVED
INSULATION UNIONS MUST BE APPROVED.
CONSTRUCTION NOTES:
1. ALL CONCRETE WORK SHALL CONFORM TO THE BUILDING CODE REQUIREMENTS
FOR REINFORCED CONCRETE (ACI 318-19 PLUS UPDATES) & SPECIFICATIONS
FOR STRUCTURAL CONCRETE FOR BUILDINGS (ACI 301-16 PLUS UPDATES)
OF THE AMERICAN CONCRETE INSTITUTE.
2, FABRICATED IN ACCORDANCE WITH THE A.C.I. BUILDING CODE
(LATEST EDITION) AND THE LATEST MANUAL OF STANDARD PRACTICE (A.C.I.
315). SHOP DRAWINGS OF ALL REINFORCING STEEL MUST BE APPROVED BY
THE ENGINEER BEFORE FABRICATION.
3. CONCRETE SHALL BE A MIX DESIGNED TO SECURE A STRENGTH OF MIN
5000 PSI AT 28 DAYS FOR THE NEW WALL AND
SLUMP SHALL BE A MINIMUM OF 3" AND A MAXIMUM OF 5".
CONCRETE DURING AND IMMEDIATELY AFTER DEPOSITING, SHALL BE
THOROUGHLY COMPACTED BY MEANS OF MECHANICAL VIBRATION.
4. Note: Bridging truss design is the responsibility of the manufacturer
since added bridging may be necessary to resist uplift. Joist
manufacturer shall design the joists and bridging for uplift and
submit design calculations verifying uplift capacity and capacity
of special joists to carry all design loads. Calculations shall be
stamped by a Registered Professional Engineer in the State of
Florida.
5. LIGHT GAGE METAL FRAMING
Material, design and manufacture shall be in accordance with the "Cold
Formed Steel Design Manual of the American ran and Steel Institute.
Provide tracks, blocking, lintels, clip angles, joist bridging, shoes,
reinforcements and accessories to provide a complete metal frame
system in accordance with manufacturers recommendations.
6. Any or all prints or duplications obtained from these plans are valid only if
signed and sealed by a registered professional engineer representing
Mathers Engineering engineer of record.
All construction shall comply with Local, State, and National Codes.
7, All manufactured items shall be applied or installed in accordance with
manufacturer's specifications and recommendations. And Product NOA'S
8. LUMBER:
All lumber shall be Southern Yellow Pine or Western Red Cedar surfaced
four sides. Southern Yellow Pine shall be treated with chromated
copper arsenate (CCA) 0.40 LBS/CF of retention.
Stringers, cross members, rails, wood post, nailers, and blocking shall be NO.2
or better in accordance with southern pine inspection bureau grading rules.
All sizes as shown on plans.
Decking if used shall "composite DECKING" in accordance with
ALL NOA. PRODUCT APPROVALS All sizes as shown on plans
and fastened using stainless steel or double hot dipped galvanized deck screws.
HARDWARE:
All hardware shall be new 316 GRADE stainless steel,
All thur bolts AND ANCHOR CLIPS S.S. 316 GRADE TYPICAL
All concrete masonry units shall be normal weight aggregate; see
DESIGN DATA for required prism strength.
All reinforcing steel shall be ASTM A615 Grade 60.
The masonry contractor is to provide vertical bar positioners on
all vertical bars to maintain reinforcing in the proper location.
Unless otherwise noted or detailed, all reinforcing bar splices
shall be in accordance with the table shown below:

The general contractor shall provide 7 and 28 day strength testing
on the mortar and grout used in the filling of the masonry cores
and shall submit mix to the engineer for approval.
All masonry walls shall have horizontal galvanized masonry joint
reinforcement at 16 in. o/c. Minimum wire size for the lon—
gitudinal wires shall be 9 gauge unless noted otherwise on plans
or specifications. The minimum lap length for the horizontal shall
be 7 1/2 inches unless noted otherwise on contract documents.
Provide ladder type joint reinforcing at single wythe walls.
Joint reinforcing at exterior walls shall be
hot dip galvanized. Joint reinforcing shall be discontinuous at
masonry control joints and building expansion joints.
Use type S mortar conforming to ASTM C 270.
FORMWORK
Contractor shall design and erect formwork in strict compliance with
ACI 347. See typical details for Camber requirements. Contractor shall
coordinate all openings as required for other trades. Openings where
show on the structural drawings are to identify design intent only. The
specific dimensions and locations shall be furnished or confirmed by
the trade requiring the opening. Provide chamfers at all corners in
concrete members exposed to view. Formwork to remain in place until
concrete has attained enough strength to support all dead loodds
plus a minimum of 50 PSF of additional construction load.
CONTRACTOR SHALL BE RESPONSIBLE FOR...
Contractor shall be responsible for protecting adjacent structures, streets,
and sidewalks during excavation and construction. Contractor to verify all
dimensions in field. Contractor shall work this set of drawings in conjunction
with architectural and mechanical drawings for size, shape and location of
slab openings. All sleeves, conduits, inserts, block -outs, bolts, plumbing items
and drains shall be secured in place before pouring concrete.
If any errors, discrepancies, conflicts or omissions appear in the drawings,
specifications, or other documents, the contractor shall notify hte engineer in
writing of such errors, discrepancies, conflicts or omissions prior to
proceeding with any work which appears in question.
The contractor shall use the structural drawings together with the
architectural, mechanical, and electrical drawings to locate depressed slabs,
slopes, drains, outlets, recesses, openings, reglets, bolt settings, sleeves,
dimensions, etc. Potential conflicts shall be transmitted to the
architect —engineer before proceeding with any work which appears in question.
No shop drawings shall be submitted for Engineer review until after they have
been reviewed by the contractor and noted for dimensioning, quantities and
coordinated with other trade requirement and stamped with the contractor's
approval seal. Engineer assumes no resposibility for dimensions, quantities,
errors or omissions as a result of checking and reviewing any shop drawings.
Any errors or omissions must be made good by contractor, irrespective of
receipt, checking, or review of shop drawings by engineer and even though
work is done in accordance with such drawings.
NOTE:
THE PROPOSED RENOVATIONS DO NOT STRUCTURALLY ALTER THE
REMAINING EXISTING STRUCTURAL SYSTEMS AND A REQUIREMENT
TO UPGRADE IT BY THIS PERMIT APPLICATION IS NOT
WARRANTED.
EXISTING BUILDINGS COMPONENTS AND ELEMENTS OUTSIDE THE
RENOVATION AREA WILL NOT HAVE THEIR CURRENT WIND LOAD

PLUMBING NOTES:
1. Domestic water piping shall be copper with wrought copper fittings. Close with a
non -lead bearing solder. Insulate hot water piping with a minimum of 1" fiberglass
insulation.
2. The owner shall select all plumbing fixtures and trim.
3. Plumbing contractor shall provide complete condensate system including 2" deep
emergency drain pan under air handler for A/C system. Coordinate work with A/C
contractor.
4. All vent, waste, and condensate lines shall be concealed in walls or under floor slab.
5. All water piping shall be type "L" copper. Vent and waste may be PVC where
allowed by Florida Building code.
6. All plumbing fixtures shall have air chambers, and floor drains shall have trap
primers.
7. Drawings are diagrammatic. Do not scale drawings for exact locations of equipment,
piping, fixtures, etc.
B. Contractor shall visit the job site and thoroughly familiarize himself with all existing
conditions.
9. All required insurance shall be provided for protection against public liability or
property damage for the duration of the work.
10. Verify location, size, and elevation for all existing utilities prior to beginning
construction. Advice engineer of any discrepancies.
11. All materials shall be new as Shown.
12. All work shall be performed by a licensed plumbing contractor in a first class
workmanlike manner. The completed system shall be fully operative and acceptance
by owner must be a condition of the contract.
13. Soil, waste, and vent piping to be PVC schedule 40 DWV. Waste and vent piping
above slab shall be PVC if approved by local authorities having jurisdiction.
14. All work shall be coordinated with other trades to avoid interference with the
progress of construction.
15. All fixtures must be provided with readily available stops.
16. If dissimilar metals are to be joined approved insulation unions must be approved.
17. Any slab cuts and repair shall be by general contractor and included in his bid.
18. All fixtures shall be projected against water hammer with air chambers or shock
absorbers as indicated on the plans.
19. Provide fully accessible cleanouts or sanitary and waste piping at every change of
direction and at bottom of stacks.
20. Vent lines to extend 6" minimum above roof and flash with lead or connect to
existing vent system.
GENERAL NOTES:
1. THE STRUCTURE IS DESIGNED TO BE SELF-SUPPORTING AND STABLE AFTER THE BUILDING
IS FULLY COMPLETED. IT IS SOLELY THE PLUMBING CONTRACTOR'S RESPONSIBILITY TO
DETERMINE ERECTION PROCEDURE AND SEQUENCE AND TO INSURE THE SAFETY OF THE
BUILDING AND ITS COMPONENT PARTS DURING ERECTION. THIS INCLUDES THE ADDITION
OF WHATEVER SHORING, SHEETING, TEMPORARY BRACING, GUYS CONC. SLEAVES TIEDOWNS
WHICH MIGHT BE NECESSARY.
2. IT IS SOLELY THE CONTRACTOR'S RESPONSIBILITY TO FOLLOW ALL OSHA APPLICABLE
SAFETY CODES AND REGULATIONS DURING ALL PHASES OF CONSTRUCTION.

ELECTRICAL NOTES:
Electrical Contractor shall supply and install all new
electrical work indicated. Construction shall be in
accordance
1. with drawings and applicable specifications. If a
problem is encountered in complying with this
requirement, contractor shall notify the owner or his
representative as soon as possible after discovery of the
problem and shall not proceed with that portion of the
work until owner has directed corrective action to be
taken.
2. Electrical contractor shall visit job site and
familiarize himself with all conditions affecting electrical
and communications installation and make provisions as
to the cost thereof. Existing conditions of electrical
equipment, light fixtures, etc. that are part of the final
system shall be verified by the contractor prior to
submitting his bid. FLORIDA BUILDING CODE 2020 7th
EDITION Ordinances of the authority having jurisdiction.
3. Do not scale the electrical drawings.
4. Refer to FLOOR plans and elevations for exact location
of all equipment. Confirm with owner's representative.
5. Minimum wire size shall be # 12 A.W.G. excluding
control wiring. Unless otherwise noted, all conductors
shall be copper with THHN insulation.
6. Outlet boxes shall be pressed steel in dry locations,
cast alloy with threaded hubs in wet or damp locations
and special enclosures for all other classified areas.
7. It is not the intent of these plans to show every
minor detail of construction. The contractor is expected
to furnish All work shall be performed in accordance with
the latest edition of the National Electrical Code and
Florida Building codes and placed in proper working order.
8. Electrical system shall be complete and effectively
grounded as required by the latest edition of the NEC or
local codes. All equipment shall be new and bear
Underwriters labels where applicable, unless noted
otherwise.
9.AII work shall be performed by a licensed electrical
contractor in a first class workmanlike manner.
10.The completed system shall be fully operative and
accepted by the Engineer All work shall be coordinated
with other trades to avoid interference with the progress
of construction.
11. Provide and install all items for a complete electrical
system and provide all trim, accessory requirements
necessary for equipment to be operational.
12. Contractor shall guarantee all new materials and
workmanship free from defects for a period of not less
than (1) one year from date of acceptance.
13. Correction of cry defects shall be completed
without additional charge and shall include replacement
or repair of any other phase of the insulation which may
have been damaged thereby.
14. All required insurance shall be provided for
protection against public liability and property damage
for the duration of the work.
15. Contractor shall pay for all permits, fees,
inspections and testing. Contractor to obtain permit and
approved submittals prior to beginning work or ordering
equipment. 16. The electrical installation shall meet all
standard requirements of power and telephone
companies.
17. Contractor shall coordinate with mechanical drawings
and provide all necessary ELEVATOR control wiring.
1& All circuit breakers feeding mechanical equipment
shall be HACR type circuit breakers.
19. Provide and install conduit, conductors, pull wires,
cover plates, devices, etc. for all outlets as indicated.
20. Materials, products, and equipment, including all
components thereof, shall be new and such as appear on
the UL list of approved items and shall meet or exceed
the requirements of NEC, NEMA, and IECE latest editions.
21 Contractor shall submit drawings or cut sheets of
lighting fixtures, switches, and other electrical items for
approval BY OWNER
22. Contractor shall be responsible for all cutting and
patching required of his work.
23. Electrical contractor shall label all panels with
typewritten directories
24. All light switches to be at 42" AFF.
25. All electrical wiring shall be the responsibility of the
electrical contractor. All electrical wiring for the HVAC
system including controls, thermostats, power, etc. shall
be the responsibility of the electrical contractor.
26. Panelboards: All current carrying buses shall be
copper. All ground bus bars shall be copper.
Panelboard enclosures shall be furnished without
pre -punched concentric holes. A.I.C. ratings shall be as
indicated on panelboard schedules.
27. Disconnect switches shall be H.P. rated, heavy duty,
quick -make, quick -break enclosures as required by
exposure.
28. Motor starters shall be manual or magnetic, with
overload relays in each hot leg.
29. Contractor shall confirm with FPL any and all
requirements such as: lug size restrictions, conduit
entry, transformer size, scheduled down time for owners
confirmation, etc. Any conflicts shall be brought to
attention of the engineer before proceeding with any
