Pierce, Florida 34951 Parcel ID Number 1335 — 802 — 0047 — 000/5 Dear Sir / Madam, SAGE Engineering is providing this letter noting that the comments from the Building Department and Land Development Department of St. Lucie County permit review have been completed and addressed as noted below: 1 - NEEDS A VEGETATION PERMIT TURNED INTO ERD. RESPONSE— The Vegetative Permit application was submitted but he Contractor with the original submittal. 2 - MECHANICAL SUB AGREEMENT. RESPONSE— The Contractor will provide a Mechanical Sub Agreement under separate cover. 3 - COPY OF RECEIPT FOR PAID UTILTIES WATER & SEWER (FPUA) AT TIME OF PICKUP. RESPONSE— The submittal to the FPUA for water/sewer connection will be made and the receipt of fees paid provided under separate cover. 4 - PLEASE SUBMIT A DRIVEWAY PERMIT FOR THE CONNECTION TO THE ROW. RESPONSE— The driveway application and associated fees will be provided to that department under separate cover. 5 - ELECTRICAL SUB CONTRACTOR ON HOLD, WILL NEED TO UPDATE LICENSE WITH CONTRACTOR LICENSING DEP. RESPONSE— The Electrical Subcontractor will submit the required d vita fiQQ to sure his license is current. ' 6 - NEED TO SUBMIT A LANDSCAPE PLAN AT THE TIME OF SITE PLAN SUBIDIITT.� RESPONSE— A Landscaping firm has been retained, and CWA Landscape Architects is working on the landscaping and irrigation design. It will be provided as quickly as possible. 7 - PLEASE SHOW HOT WATER TO ALL SINKS PER SECTION 607.1 OF THE FLORIDA PLUMBING CODE. RESPONSE— The Emergency Eyewash & Shower has been added to Sheet S-1.1 & S-1.2 outside the bathroom entry door. 9 - PLEASE LIST CORRECT OCCUPANCY CLASSIFICATION COMPLYING WITH CH 3 FBC IN THE DESIGN CRITERIA BLOCK LISTING ON SITE PLAN SHEET IS INCORRECT. RESPONSE— The Occupancy Classification for the Office and Warehouse space has been changed accordingly on Sheet SP-1. 10 - PLEASE LIST CORRECT OCCUPANT LOAD COMPLYING WITH FBC CH, 10 IN THE DESIGN CRITERIA BLOCK. LISTING ON SITE PLAN SHEET IS INCORRECT. RESPONSE— The Loading notes have been corrected on Sheet SP-1. 11 - PLEASE REMOVE 2014 RESIDENTIAL CODE FROM DESIGN CRITERIA BLOCK RESPONSE— All references from standard notes of Building Code or Residential Code, as Applicable, have been removed. 12 - PLEASE REMOVE ALL NON -APPLICABLE NOTES UNDER WINDOWS AND DOORS SECTION, SHEET S1.1. RESPONSE— Notes in the Door/Window Schedule that do not apply have been removed. 13 - PLEASE SHOW DETAIL AT THRESHOLD OF EXTERIOR DOORS, COMPLYING WITH FBC ACCESSIBILTY. RESPONSE— A detail with the required ADA Compliant elevation change at the threshold has been added to Sheet S-1.2. 14 - PLEASE SHOW SIDEWALK DETAIL SHOWING COMPLIANCE WITH FBC ACCESSIBILITY REQUIRED ACCESSIBLE ROUTE FROM PARKING. RESPONSE— A Detail has been added to Sheet C-1 to indicate that elevations along sidewalk and the cross -slope to comply with FBC-14, Accessibility Code. 15 - PLEASE SHOW FOOTER DETAILS AND/OR SCHEDULE, INCLUDING SIZE AND RE- INFORCEMENT REQUIREMENTS. RESPONSE— A note has been added to the Footing Section "A" calling out the footing size and the reinforcement. I apologize, but this note was inadvertently drug off the drawing on Sheet S-1.1. 16 - PLEASE SHOW FOOTER PADS UNDER COLUMN BOLTS, IF REQUIRED. CA 27968 17 - PLEASE SHOW REQUIRED ANCHOR BOLT LENGTH, AND MINIMUM EMBEDMENT. RESPONSE-- A note has been added to Sheet S-1.1, Section "A",.to delineate the required anchor bolt diameters & embedment length for each column base plate., per building manufacturer's design drawings. 18 - PLEASE REMOVE RESIDENTIAL TABLE R401 NOTATION FROM THE BOTTOM OF DESIGN CRITERIA BLOCK RESPONSE- Note has been removed and reference to FBC-14, B uildign Code Table 1806.2 added. 19 - AFTER ALL COMMENTS HAVE BEEN ADDRESSED, AND ALL PLAN SHEETS MODIFIED, PLEASE SUBMIT 2 DIGITAL SETS OF PLANS IN PDF/CD FORMAT WITH REVISED PLANS. RESPONSE- SO noted. 20 - THE LOADING SPACE IS NOT MEETING ST LUCIE COUNTY LAND DEVELOPMENT CODE. SEE CHAPTER 7.06.02 (C:DESIGN AND MAINTENANCE,) (B)(9-C).. RESPONSE- The Loading Zone has been added to the side of the building, maintaining a minimum of 25' from front property line and expanding the width to 13' to give clearance from the building. The parking areas have been relocated accordingly. 21 - THE DUMPSTER REQUIRES A SEPARATE PERMIT. RESPONSE- So noted. 22 - THE EDGE OF THE DRIVEWAY AT FRONT PROPERTY LINE IS NOT MEETING THE REQUIRED 25' TO SIDE PROPERTY LINE. LDC 7.05.06 (2) (C). RESPONSE- The Parking Lot & Driveway has been moved south 1' away from the north property line so driveway radii does not impact the 25' setback. 23 - PROPOSED FINISHED FLOOR ELEVATION IS REQUIRED TO BE 18" ABOVE CENTER LINE OF ADJACENT ROAD. CENTER LINE OF ROAD IS 15.53. LDC 7.04.01 (C)(2)• RESPONSE- The Finished Floor Elevation was raised to El. 17.25', NGVD-29. 24 - PLEASE CONTACT JOSHUA REVORD IN WATER QUALITY AT (772) 462-2097 TO START THE PROCESS FOR STORM WATER. RESPONSE- SO noted. 25 - PLEASE PROVIDE 4 SETS OF SIGNED AND SEALED CIVIL DRAWING FOR PAVING AND DRAINAGE FOR CONSTRUCTIBILITY REVIEW ENGINEERING DEP.
