WITNESSETH, That if the said party of the seoond part shall first make the p~yments

and perform the oovenants hereinaf'ter mentioned on his part to be made and performed, the sai4
party of the f'irst part hereby ooven~nt and agree to convey and assure to the said party ot
the Recond part his heirs, ezeoutor',administrators or assigns, in fee simple, olear of all
inoumbranoes whatever, by a good and sufficient deed, the Iota, pieces or paro61s of ground
situated in the County of 3t. Luoie, 3tate of Florida, known and de~crited a8 follows, to-wit:

and the said party of the seoond p~rt hereby oovenants und u~~ees to pay to the said p~ty

legally levied or imposed unpaid said lund subsequent to the year 1922. and to keep the
buildings upon said premises insured in some oompany 8~tisf~ctory to the party of the f'irst
part in a sum not less than $800.00 Dollars during the term of this agreement.l 1nd in oase
of failure of the said party of the second part to muke either of' tr.8 payments or any par~

thereof, or to perform any of tte covenants on his purt here y made and entered into. this
Qontract shall, at the option of the patty of the first part. be f'orfeited and termin~ted, and

the party of the second part shall forf~it all payments m~d8 by b~m)on this contract. and such

payments shall be ret~ined by the 8aid party of the first part in full satisfaction and liquid-
ation of all dam4ges by him sustained. and said party of the first part shall hav~ the right to
re-enter and take POBs~ssion of the premises af'orosuid without being liable to any aotion
therefor.
Party of the second part to have full possession of the said property on April 1st,
1923.
IT 13 MUTUALLY AGREED, by and between the parties hereto, that the time of payment
shall be a~ essential part of this oontract, and that all oovenants Hnd agreements he~ein oon-
tained shall extend to and be obligatory upon the heirs, executors, administrators and assigns
of the respective parties.
