The lessee 1urther oovenants and agrees during the term of the said le8seto properly
fertilize and oultivate 58id bearing grove to tho extent thbt the same may be necessary to
'the maturing of the bloom for eaoh yeLr during the life 01 the contract and terminating with
September (or October) fertilizing for the yeer 1926 on the s8id bearing grove. The said
lessee further agrees to furnish and pay for all proper and neoesE8ry fertilizer and labo~
. for s8id purpose during said period. the said lessee further agrees to do 811 necessary prun-
ing during said period.
The ~id lessee further agrees that it will mBnsge and care for said grove so 8S to keep
:the 88me in good condition 8nd sO as not to interfere with s8id orop producing its next crop
ot fruit.
The said lessee further. agrees with the said lessors to pay the oonsider~tion 8S above
set forth, ~nd to make no unlawful or improper use of 88id premises; and to quit and de-
liver up said premises at the end of said term in as good condition 8S theyure no 'V, ordin~ry
wear. deoay end damage by fire, storm or ""eather oondi tions, excepted.
The said lessee hereby further covenants and agrees that if def~ult ahell be made in the
: payment of the rent or consideration. 8S above set forth. then said lessee shell beoome ten-
ant at sufferanoe. hereby _aiving all right of notice. and the said leEsors shall be entit-
led to immediately reenter and take possession 01 the demisea premises.
