The Lot Split application has been approved for property consisting of 10.176 acres of 12 property zoned AG-5 (Agricultural -1 du/5ac) and located approximately'/ mile south of 13 Orange Avenue, 2 miles west of the Florida Turnpike and legally described as follows: 14 15 THE EAST'/ OF THE NORTHEAST % OF THE NORTHEAST 16 % OF THE NORTHWEST % OF SECTION 17, TOWNSHIP 35 SOUTH, 17 RANGE 39 EAST, ACCORDING TO THE PUBLIC RECORDS OF 18 ST. LUCIE COUNTY, FLORIDA. 19 20 AND 21 22 THE WEST V OF THE NORTHEAST'/ FO THE NOREAST 23 % OF THE NORTHWEST % OF SECTION 17, TOWNSHIP 35 SOUTH, 24 RANGE 39 EAST, ACCORDING TO THE PUBLIC RECORDS OF 25 ST. LUCIE COUNTY, FLORIDA. 26 27 2. The lot adjustment of the subject property creates two lots depicted on the Boundary 28 Survey(s) created by Peter Anderson, PSM, dated June 2, 2016. The two lots are further 29 described on the boundary survey as proposed "North" lot and °South" lot split. 30 31 3. The Development Review Committee has reviewed the lot adjustment on the subject 32 property and found it to meet technical requirements of the Code and the standards of 33 review in Section 11.03.04.1) of the St. Lucie County Land Development Code and to be 34 consistent with the St. Lucie County Comprehensive Pan. 35 36 4. Staff has provided an analysis of the parcel's eligibility for a one-time (adjustment) split 37 pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That 38 analysis is found in a project summary and memorandum dated September 6, 2016 39 entitled Vickie Cowles Lot Adjustment, File No. LS 820165063. 40 41 42 NOW, THEREFORE, BE IT ORDERED: 43 44 A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Vicki 45 Cowles Lot Adjustment is hereby approved by the Planning and Development Services 46 Director, as shown on the boundary survey prepared by Peter Anderson, PSM, dated June 47 2, 2016, subject to the following conditions: 48 49 1. Prior to issuance of final approval of the subject lot split, two recorded warranty 50 deeds reflecting final division of the property describing the newly created File No.: LS 820165053 PDS No. 16-043 September 7, 2016 Page 1 OR BOOK 3914 'PAGE 747 t � I 1 parcels shall be provided to the Permitting Section of the Planning & 2 Development Services Department. 3 4 2. 'No further division of the property is permitted unless a final record plat is submitted 5 in accordance with the Code. 6 7 B. St. Lucie County is not responsible for the maintenance, upkeep or improvement of any 8 private drives, roads, streets, easements, or rights -of -way providing ingress and egress or 9 drainage service to the subject property herein. 10 11 C. A copy of this Order shall be attached to the boundary survey described in hereinabove, 12 and shall be placed on file in the Planning and Development Services Department. 13 14 D.
