o. One hundred and eighty dollars on the first day of Maroh and the first day of

d. Two hundred and ten dollars on the first day of KB%oh and the first day of Septem-
ber in eaoh year from and inoluding the first day of Yarch 1963 to and inoluding the first
day of September, 1962;
e. Two hundred and seventy dollars on the first day of March and the first day of
September In each year ~rom and inoluding the firBt day of March, 1968, to and inoluding
the first day of September, 1972.
f. Three hundred dollars on the tirst day of Maroh ana the first day of September
in eaoh year from and inoluding the first day of March, 1973 to and including the firBt
day o~ September, 1982.
4. The sald Lessee further oovenants and agrees to and with the said Lessor that
it will not at any time during the term of this lease engage in any busineBB whioh is at
the time being oarried on by the Baid Lessor, that is to Bay, that the said Lessee will

not use the property described in paragraph "I" in any manner whatsoever so as to become
a business oompetitior of the said Lessor.

5. The said Lessee further covenants and agrees to and with the said Lessor to make
no '__'at unlawful or offensive use of said premises during the term of this lease.
6. The s,ld LeBsee fu%ther oovenants aad agrees to and with the said LeaBor not to
assign this lease or sublet any part of said premises described in paragraph "In without

7. ~aid Le~see further covenants and agrees to and with the said Lessor to quit and
deliver up said premiaes to the said Lessor at the end of the term of this leas9.
8. The sald Lessee further covenants and agrees to and with the said Lessor that the
Lessee shall pay all State County and City taxes and assessments on the property described
in paragraph "1" ~rom and inoluding the year 1923, to and including the lear 1982, and
that said Lessee will pay said taxes tor eaoh year not later then the first day o~ March of
the ~ollowing year.
9. The 8ald Le98~e further oOTenants aod agrees to and with the sald Lossor that if
dofaul t shall be mad, in the peyment o~ the rent 'or the amounts and upon the dates 88 8et
out in peragraph "a". or if the 8ald Lessee shall violate anl of the oovenants of this lease,

Possesslon of the property heroinbefore desoribed in paragraph "1".
