WHEREAS, Standard Is the owner. of those~oertain traots and p~o.ls of land
si tuated in St. Luoie County, Florida, and more plrtioularly desoribed as follows, to-wit:
The East half of the Hoytheast quarter; the South half of the Borthwest
quarter of the Northeast quarter; the Southwest quarter of the Northeast quarter and the Borth
half of the Southeast quarter of 3eotIon Twenty-seven (27), i'oWDQhip Thirty-five (36) South,

WHEREAsJ the said 3p!ldero has heretofore undertaken to purohase an undivided
one-tenth interest in and to said desoribed property, whioh sald agreement was not reduoed to
writing, nor were the terms oarried out or performed qy the said Spadero, and it is desired
to reduoe said agreement to writing, and to give the said ~padero the opportunity of oompleting
the purchase of seid property,'subjeot to the terms, proviaions and conditions hereinafter set
forth, and

WHBBEAS, Standard has expended in and about the maintenanoe, cultivation aa4
improvement of said property certaIn StIDS of money,
NOW, THBR.BFORB. Ylli'I:E3SETH, that for and in oonsideration of the mutual
covenants, promises and agreements herein contained, and set foith, and the StID of One Dollar
to 3talldard in hand paid by Spadero, the reoeipt whereof is hereby acknowledged, it is cove...~
nanted, stipulated and agreed by and between the parties hereto as' follows, to-wit:
FIRST: Standard agrees to sell and convey to apadero the property herein-
before desoribed, provided and on oondi~ion that 3padero shall conform to and oomply with the
wrBle, provisions and oonditions of this agreement, in tM manner and form, nnd at the times
hereinafter specified and set forth.
SECOND: At 0: before the exeoution of this agreement Spadero has made, execu-
ted and delivered to Standard hie oertain promissory note bearing date July 28th, 1923, in the
sum of .6673.29, due and payable on June 1st, 1924, said note bearing interest at the rate of
B% per annum. PDyable semi-annually.
THIRD: It is understood that there is a purohase money mortgage upon said
desoribed premises, given by Standard to the Allapatahatchee Pruit & Vegetable Company, on
whioh ther~s now due the prinoipal amount of t44,ooO.OO, evidenoed by two notes in the WID
of $22,000;00 eaoh, due and payable on June lat, 1924, and Juhe lat, 1926, reapeotlvely, and
Spadero agrees tha~ he will pay to Standard, on the maturity dnte of said notes, one-tenth of
the prinoipal amount thereof, together with one-tenth of the interest due t hereon, at the
time the same shall beoome due and payable.
FOURTH: Prom the proceeds of the sale of the 1923-24 oitrusfruit crop
grown upon said premises, there shall be deduoted the pioking, hauling and paoking oharges
for said fruit. l~ of the net prooeeds from the 88le of said ,orop then rell8ini08 shall be
applied by Standard towards the p81111ent of the l~ of the amount of the said puzohas8 money

note and interest hereinbefore referred to. due aDd payable on June lat, 1924, and if sooh
l~ of the net prooeeds shall b e more than suffioien~ to pay one-teeth of the said IIcntgage
-1&1IIIent and interest, the balano.e shall be applied upon the payment of the Baid note of 16673.29
and the interest thereon hereinbefore mentioned. If the l~ of said D'. prooeeds is suffioient to
