and the said ~arty of the second part hereby oofenants and agrees to pay to the said party of

said party ~of the second part to make either of tho payments or any ~art thereof, or to per-
form any of the covenants on his part hereby made and entered into, this oontraot shall, at the
option of the party of. the first part, be forfeited and t8rminated and the said party of the
second ~aJ't shall forfeit all payments made by him on this contract; and such p~ments eMll
be retained by the said party of the first'part in full-eatisfaotion and liquidation of all
damages by It'suatained, and said party of the firB~ part shall have the right to re-enter and
take possession of all premises aforesaid without being liable to a~ action therefor.

shall be an essential part of th!s ~ntr~ct, and that all covenants and agreements herein con-
tained shall extend to and be Obl~tory upon the suooessors, heirs, executors, administrators
and assigns of the respective parties.
