WTTlIBSSETH, That If the said parties of the second part shall f1 rat &\ako the 9ayments
and ~erform the oovenants hereinafter mentioned on their part to be made and performed, the
said parties of the first part hereby covenant and agree to oonvey and as:ure to the said
parties of the second part. their successors or asiignd, in feo simple. clear of all incum-
brances whatever. by a good and suffic1ent deed, the lots, pieces or parcels of ground sitn'l.-
ted in the County of St. Luoie, State of Plorida. known and described as follows, to-wit:
Lots Seventeen (17) and Eighteen (18) in Block Uine (9) of 2dgewood Addition to the City
of Vero, ?lorida, acoording to plat fil~d by the Hoosier Realty Co., in tho office of the
Clerk of the Circni t Court of St. Lucie County. Florida.
and the said narties of the second oart hereby covenant and agree to pay to the said parties of
the first l'art the sum of Seventeen hundred fifty and nO/lOO Dollal's in the manner following:
Two hundred fifty and nO/lOO Dollars in cash. the receipt of which is hereby aCknowledFOd;
rifteen hundred and nO/lOO >>ollars on or before two years a~ter date wIth interest at the rate
of eight ner centum, per annum payable semi-annually on the whole sum remaining from time to
time unpaid; and to p~y all taxes, assessments or impositions that may be legally levied or
imposed on said land subsequent tothe year 1922; the said parties of the second part shall
have the privilege to make payments of any amount and at any time during the term of this
oontract. And in case of failure of said ryarties the second part to make either of the pay-
ments or any part thereof, or to ~erform any of tho coven~nts on their part hereby sade and
entered into. this contract shall. at the option of the narties of the first part. be for-
felted and terminated, and the parti~s of the second ~art shall forfeit all payments Lmde by
them on this contract; and such payments shall be retained by the said parties of the first
part in full satisfaction and liquidation of all damages by them sustained, and said parties
of the first part shall have the ri ght to ro-enter and take 'possession of the oremi ses afore-
said without be!nl< liable to any action therefor.
IT IS l.!UTllilLLY AGREED, by and betwoen the !)8!'ties hereto. that the time of payment
shall be an essential part of this contract, and that all covenants and ap,reements herein
contained shall extend to and be obligatory upon the 1~eirs, executors. administrators and
assigns of the respective parties.
