RE: Finished floor waiver
Dear Mr. Blue:
Please accept this letter in response to your written request received June 6, 2017 to waive the
finished floor elevation of 18" above the crown of the road. The waiver request is for a proposed
garage at 11900 W Midway Rd. Fort Pierce.
Pursuant to Section 7.04.01(C-3) of the St Lucie County Land Development Code, the Planning
and Development Services Director has the authority to grant administrative relief, when
topographical conditions are such that compliance with this subsection would be impracticable
or cause grade level conditions detrimental to adjacent or nearby property, consistent with the
intent of the Flood Protection regulations and any other applicable portion of this Code.
The Planning and Development Services Director has granted your request for administrative
relief of the finished floor elevatiombased on the following determinations:
1 The proposed shed is in the Flood Zone AE 19' NAVD.
2 The center line of the adjacent road is 18.5' NAVD.
3 The Proposed finished floor elevation will be 19.3' NAVD which is 0.80' above the
center line of the road and 0.3' above min. flood elevation of 19'.
4 The proposed finished floor elevation is already 3' above grade. Raising the finished
floor elevation 18" above center line of the road will make it difficult to bring equipment
into the garage and could cause conditions detrimental to adjacent or nearby property.
5 The proposed garage will be in the rear of the property.
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permit
must be obtained from this department.

The road on Midway has an elevation of 18.5 The flood Elevation in this area is 19 my proposed garage elevation is 19.3which I
believe is almost a foot above the road. I already have this garage about 3 feet above the ground with fill. I would hope this will be
acceptable otherwise I do not know how I would get any equipment in the garage
