LUC E COUNTY PE,ANNTNG & DI ELOPMENT SERVICES TO: Carl Peterson, CBO FROM: Kori Benton, Senior Planne DATE: August 24, 2018 SUBJECT: Temporary Certificate of Occupancy — Planning Division Review St. James Christian Academy/Crossings Church at 5200 Oleander Avenue P "Apt' `x The Planning & Development Services, Planning Division, has completed review of the completed review of completed site work, in accordance with the approved Conditional Use plan and Resolution 18-118 which granted approval of a K-12 private school, St. James' Christian Academy, at 5200 Oleander Avenue. After review of the completed' site improvements contributing to the site development to accommodate the new, 11,152 sq. ft, classroom building, staff is supportive of providing Temporary Occupancy of the new classroom structure and associated support structures previously existing, contingent upon conclusion and inspection of their remaining site improvements by September 7, 2018, or appropriate date established by the Building Official. The outstanding site improvements, under review by the Planning Division are as follows: 1. Installation of a bicycle rack on -site (on order). 2. Vehicular directional signs are installed, as needed, to delineate drive -aisles and routes designated for student delivery and pick-up (on order). In the interim, staff members will coordinate traffic flow on -site until installation of signs is completed. Planning staff will coordinate review of such improvements prior to the termination of the Temporary Occupancy period, if granted. It is noted that operational hours of the school have been verified to be 9:00 am to 3:30 pm, Monday through Friday, in order to provide a 30-minute deviation from both White City Elementary and Sun - Grove Montessori schools.
