The property has two different zoning districts RS-4 on lot 16 and the rest of the parcel is R/C. RS-4 allows a 30% lot coverage while R/C only allows 2% lot coverage. The house is completely in the R/C zoning district. Both Linda and I think the lot coverage will need to be determined over the R/C area, we are not sure if we need to include RS-4 and do two calculations and add them together. R/C max lot coverage is 2% x 83368.68 sf = 1667.37 sf. This is only the R/C portion. 2%x 96,267.95 = 1,925.36 sf, total sf lot The total sf of the house is 2,913.1 sf. Please advise. As mentioned, you can move the location of your driveway to the east and maintain the required minimum offset of 5 FT from the eastern property line. This way extending Beach Avenue will be avoided. Should you have any questions, please let me know. Thanks, Edmund S. Bas, P.E. Assistant County Engineer ` : A vrork.
