THIS WARRANTY DEED dated this Lo- / day of May, 2013, by Rudolph P. Widman and Alberta
S. Widman, husband and wife, hereinafter called the grantor, to Herbert E. Yancy and Kathleen S. Yancy,
husband and wife, whose post office address is 4217 Sunrise Boulevard, Ft. Pierce, FL 34992 hereinafter
called the grantee:

representatives and assigns of individuals, and the successors and assigns of corporation)
WnNESSETH: That the grantor, for and in consideration of the sum of $10.00 and other valuable
consideration, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises,
releases, conveys, and confirms unto the grantee, all the certain land situated in St. Lucie County, Florida,
viz:
Parcel One: Lot 16, Block 18, River Park, Unit Two, according to the Plat Book,10, Page 72, of the
Public Records of St. Lucie County, Florida.
Parcel Two: That portion of the NE 1/4 of Section 21, Township 36 South, Range 40 East, bounded
on the South by the Westerly extension of the Northerly right of way of Beach Avenue as shown on
the plat of River Park Unit Two, bounded on the East by the East line of said Section 21, and
bounded on the North and West by the North fork of the St. Lucie River, St. Lucie County, Florida.
Subject to easements, restrictions, reservations and limitations of record, if any.
TOGETHER with all tenements, hereditaments and appurtenances thereto belonging or in any wise
appertaining.
TO HAVE AND TO HOLD the same in Fee Simple forever.
AND the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee
simple; that the grantor has good right and lawful authority to sell and convey said land; that the grantor
hereby fully warrants the title to said land and will defend the s,me against the lawful claims of all
persons whomsoever, and that said land is free of all encumbrances, except taxes accruing subsequent to:
