That is because it fronts on two streets and there is no need for the plat noted 6' utility easement. The streets will serve as to where the utilities will be placed. The lot is subject to one easement. There is a 5' easement on the south side of Lot 1. The plat does not describe if it is for utilities or drainage. I hope this information is useful for you. When I look at the plat it looks like this lot has a 5ft utility easement in the rear and there is a note that states 6ft utility easement in the rear of all lots. However some of the lots have drainage also. Could you clarify as to the type of easement on this lot. This is a code case and the owner is applying for a fence as a baby barrier.
