feet on eaoh side of eaoh lot hereby oonveyed, and for euoh purposes, as well as to repair, remove
or replaoe said poles, wires, equipments sewers and mains, said Royal Park Company. its succes-
sors and assigno, ehall have the right of ingress, egrese and regress as may bo heees9ary or conve-
nient tor all of said purposes.
14. No etruoture except 8 fence of the kind herolnbefore desorIbed may ever be erected upon any
part of the atrips of land in these premises over which an ea8ement for public utility purposes
has been reserved.

16. On and after January 1, 1940, all of the foregoing conditions, restriotions, and limita-
tions numbered from One (1) to Twelve (12} inclusive, shall become released without any action
on the part of said ~oyal Park Com,any, its sucoessora or assigns.
And the said party of the first part doth covenant with the said party of the second part
that it is lawfully seized of ~he said premises; that they are free of all incumbrances, (excep-
ting sll taxes and all installments of asseesments for munioipal improvements beooming due and
payable after the date of this deed). and that it hae good right and la~ful authority to sell
the sarne; and the said party of the first part does hereby fUlly warrant the title to aoid land,
and will defend the same against the lawful olaims of all persons whomsoever.
