It is agreed and under~tood between the parties. hereto that 11 the abstrMt shows a
marketable title to 3aid premIses the partie~ of the ~8cond 98~t shall make the said payment
of KLEVEN ~HOUSAHD (111,000.00) Dollars unto the ~arty ~f the first part on or before the
31st ds,y of l.laroh A. D. 1926. at which time the party of the first part Shall deliver unto the
parties of the ~econd part a suffioient warranty deed oonveying the said premises unto the part1e~
of the seoond part, AJ.ld It the S8llle time the parties of the 8eot\nd part shall deliver unto thl!
party of the firat part their promissory note for the sum of FIF~Y TWO THOUSAND ($62,000.00)
Dollars payable five years from date with interest at the rate of six per oent per annum
payable semi-annually and secured by a suffioient mortgage oovering the above described premises.
And in case of failure of the said parties of the socond ~art to make either of the
payment or any part thersof, or to perform any other covensots on their pgrt hereby made and
understood. this oontraot shall at the option of the party of first part. be forfeited and
terminated, and the parties of the second part shall forfeit all payments made by them on this
contract and such PB7nents shall be retained by the p'arty of the first part in full satisfaction
and liquidation of all damages by her sustained, and the said party of the first part ~hall have
the right to re-enter and take possession of the sald premises with out being liable to any
action theretor.

It is furtaer understood and agreed between the parties hereto that the said convelance
from S.Lq.lH C. TUCKER shall be ms.de suJJeot to a certain Lease g1 ven by the said SARAH C.
TUCKER to J. ~. ARCHAMBAULT ond JJ~NA ARCHAMBAULT, his wife, dat.d on the lot dalof November
A. D. 1922. and to continue for term of four years from the date thereof, and the said Warranty
Deed herein above mentioned shall so express. The said LeBB8 coverin& the two story frame
hotel building on Palmetto Avenue known as the STETSON HOUSE and whioh said STETSON HOUSE
oovers a part of the property whioh is the sub;ect of this contraot. The parties of the
seoond part further ag~.e not to do or permit anything to be done upon the said premises whioh

It is mutually agreed by and between the parties hereto that the time of payments .ball
be an essential part of this contract, and that all covenants and agree~ents herein oontained
