and the said party of the seoond part hereby oovenant and agree to pay to the said part of the

this oontraot shall, at the option of the party ot the first part, be forfeited and terminated
and the party of the seoond part shall forfeit all payments made by him on this cont~
and suoh payments shall be retained by the said party of the first part in full satisfaotion
and liquidation of all damages by them sustained, and said party of the first part shall have
the right to re-enter and take possession of the premi08s aforesaid without being liable to
any aotion therefor.
IT IS MUTUALLY AGREZD, by and between the parties hereto, that the time of payment shall
be an essontial part of this oontract. and that all oovonants and agreements herein oontained
shall extend to and be obligatory upon the heirs, exeoutors, administrators and assigns 'of
the respective parties.
