WI'fliESSETH. That tor the oonsideration hueinafter speoified, the said party~of the tirst part
hereby agrees to sell and oonvey unto the said party or parties of the seoond part by a good and
surti.ient Warranty Dee'd, the tollowing desot7bed land situated in Saint ~oie ~ounty, State of
Florida, to-wit:
Lot one , Blook 72 of rliltmore ~ark, as per plat recorded Plat ~ook ~, Paga 52, St. Luoie
County reoorde.
ln oonsideration whereot. the said party or parties ot the seoond part hereby promise. and
agrees to pay the said party of the first_part (.~O.OO) Four dundred Dollars as follows. viz:
(.40.00) FORTY Dollars. oash in hand paid, the reoeipt whereof is hereby aoknowledged, and the
balanoe ot 1360.00 to be paid in monthly installments ot ilO.OO eaoh. with interest on suoh
deferred payments at the rate of eight per oent. per annum, as per notes exeouted of even date,
payable at maturi ty upon the total mount of 8".loh deferred payments until the f'ull amount shall
have been paid, and to pay all taxes, spooial assessments or liens becoming due and payable
against said land at.d all improvements thereon now existing or which mayhereafter be !:lade thereon.
On full pay~nt ot the sums of money and interest aforesaid, inoluding all amo~nts expended
by the said party of the tirst part on aocount of taxes and speoial assessments and redemption
trom tax sales, the said party ot the first part Shall oonvey said land to the said party or
parties of the se.ond part by deed duly aoknowledged, and warranting title as of date thereot,
but deed to oontain the following oonditionsl provisions and restriotion8:
PROVIDED BEVERTHELE5S, These presents are made subJeot to all of the followir.g expressed oon-

ditions, restriotions bod l1mitations, applying to the said property, and whioh oonditions, res-
triotions and llmitatiins are intended to be, and shall be accepted as oovenants running with
said land, and which shall be binding alike upon the heirs, representatives and assigns ot the
said party or parties ot the aecond part and on the party of the first part, who, by aoceptanoe
of this instrument agrees to abide by,perform and adhere to said oonditions, restrictions and
limitations, as ~e of the express O~~~tions of these presents, but only tor the period ending
January 1st, 1935.
1. That no buliding Shall be ereoted on the said land exoept for private dwelling purposes,
except U8ua~and neoessary ou t-bulldings. and that the said dwelling. house exolusi ve of the huil-
dicgs, shall oost not less than .2500.00, whioh price shall not inolude architeotural expenses
or tees, and shall not inolude a~ other olass of improvements save and e.oept the aotual matt-
rial and oonstruotion Gost of the said dwelling house.
2. That not more than one residenoe, together with usual and neoessary out-buildings, shall be
erected on each o:f said l$ts.
3. That no unlawi'ul or iour.ol'al use shall be made ot the premist's hereby agreed to be oonveyed,
nor shall the same be used for a~ oommeroial p~rpose, nor shall the S811l6 or any part theroof,
or any lnteroet therein be Bcld, released or otherwise conveyed to any per80n~other than the
