WHEREAS, the Board of Cou�ty mmissioners of St. Lucie County, Florida, based on the
testimony and evidence, inl�ludlng Ut not limited . to the staff report, has made the following
determinations:
Pursuant to Section 3.3-.122( ) of the St. Lucie County Zoning Ordinance, effective July
1, 1984, and.Section 3.01.03( , )(7)(a) of the St. Lucie County Land Development Code,
effective August 1, 1990, the. t. Lucie County. International Airport is considered to be
an existing Conditional Use.
2. The Ft., Pierce Air Center has ee I n operating as a Fixed Base Operations Center (FBO)
E
on 84.8 acres of leased land si ce 1987. This FBO is located on the western side of the
existing airport grounds. The t. Pierce Air Center has applied for a major adjustment to
t . heir existing conditional Usefermit to allow the construction -of an additional 71,600
square feet of hangar space �nd associated office space consisting of four — 14,000

square foot hangars with office space and one 7 15,600 square foot hangar with office
space. The subject property is located at the St. Lucie County, International Airport.
.3. The Development Review Committee has reviewed the proposed Major Adjustment to
an Existing Conditional Use an� found it to be in substantial conformity with the overall
Airport Master Plan.
4. On'October3, 2006, this Board eld a public hearing ol-11he petition, after publishing a
notice of such hearing and noti ing by mail all owners of property within 500 feet.of the
f �i
subject property.
5. The oroposed Major Adjustment to an Existing Conditional Use is consistent with the

goals, objectives,. and policies o the St. Lucie County Comprehensive Plan and has

satisfied the requirements of ection 11.07.03 'of the St. Lucie County Land
Development Code.
6. The proposed project will not hav an undue adverse eff6ct.on adjacent property, the
character of the neighbbrhood,,tra ic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general welfare.

project and found it to meet inimum technical requirements of the St. Lucie County
Land Development Code and to be consistent with the future land use maps from the
St. Lucie County Comprehen ive Plan.

standards of the St. Lucie C untyLand Development Code, the St. Lucie County
Comprehensive Plan, and the ode of Ordinances of St. Lucie County.
