ST. LUCIE COUNTY INTERNATION�L AIRPORT CONDITIONAL USE
AND MAJOR SITE PLAN APPROVA� FOR THE,PROJECT KNOWN AS
THE FT. PIERCE AIR CENTER — WEST HANGARS
WHEREAS, the Board of County Commissioners 6f St. Lucie County, Florida, based or) the
testimony and evidence, -including but not limited t6 the staff report, has made the following
determinations:

1. Pursuant to Section 3.3.122(7) of the.St. Lucie County Zoning Ordinance, effective July
1, 1984, and.Section 3.01.03(W)(7)(a) of the �t. Lucie County Land Development Code,
effective August 1, 1990, the St. Lucie C ount�, International Airport is considered to be
an existing Conditional Use.
2. The Ft. Pierce Air Center has been operating a� a Fixed Base Operations Center (FBO)
on 84.8 acres of leased land since 1987. This 1�130 is located on the western side of the
existing airport grounds. The Ft. Pierce Air Cenler has applied for a major adjustment to
their existing conditional use permit to allow t66' construction -of an, additional 71,600
square feet of hangar space and associated o7ice space consisting of four — 14,000
square foot hangars with office space and one — 15,600 square foot hangar with office
space. The subject property is located at the S�- Lucie County International Airport.
3. The Development Review Committee has reviewed the proposed Major Adjustment to
an Existing Conditional Use and found it to be in substantial conformity with the overall
Airport Master Plan.
4. On October 3, 2006, this Board held a public hea ing on..the petition, after publishing a
notice of such hearing and notifying by mail all ow s of property within 500 feet.of the
subject property.
5. The proposed Major Adjustment to an Existing C:ditional Use is consistent with the
goals, objectives,. and policies of the St. Lucie County Comprehensive Plan and has
satisfied the requirements of Section 11.07.03 of the St. Lucie County Land
Development Code.
6. The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety, and general Welf 'are.

10. The Development Review Committee has re�iewed the site plan for the proposed
project and found it to meet minimum technica� requirements of the St. Lucie County
Land Development Code and to be consistent

St. Lucie County Comprehensive Plan.
11. The proposed project is consistent with the ge eral purpose, goals, objectives, and

standards of the St. Lucie County.Land Devel��pment Code, the St. Lucie County
Comprehensive Pla.n,and the Code of Ordinances of St. Lucie County.
12. The proposed project will not have an undue adv� erse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other
matters 'affecting the public health, safety, and general welfare.
13. All reasonable steps have been taken to minim ze� any adverse effect of the proposed
project on the immediate vicinity th rough -building design, site design, landsc6ping and
screening. T
14. The proposed'prQject will be constructed, arranged� and operated so as not to interfere
with the development and use of neighboring property, in accordance with applicable
district regulations.,
15. The proposed project will be served by adequate public facilities and services.
16. The applicant has applied for and received a Certificate of Capacity, a copy of which is
attached to t ' his order as Exhibit "A", as required un�ler Chapter V, St.- Lucie County
